Factory Alarm Problem

    the factory alarm in my 2001 double cab has always acted weird, i was wondering if anyone else has this issue. sometimes when locking the truck, it takes a few hits of the button for it to lock and it doesnt work from very far away. the battery in the key pad isnt old and i did have a recall on the alarm and had that replaced a few years ago, but still have the problem. sometimes when unlocking the truck, only the alarm is disarmed so i have to lock the truck/set the alarm and then unlock again.
    and why is the lock/unlock controlled by only the top button on the key bad. my bottom button does nothing...
