Building a new House

Ah. That makes sense. I was going to say that most GCs would never go near this kind of arrangement. What a great opportunity.

 

It's the only way I would build a house. You can find GC's that will do it like this, but you have to have the construction loan and hold all the risk.

 

I assume your area has no home warranty program that the builder is responsible for then ?

 

Even if I had the construction loan, my builder would warranty it. Most times it just depends in the builder.

 

I guess my question is , is there a mandated warranty period that the registered builder must provide ?

In BC there is a 10/5/2 ( year ) warranty period

The step down in yearly coverage is for structural / major elements / minor elements

 

I don't know if there is a required warranty. It seems common for a 10/5/1 around here. I think that is what i'm getting from my builder.

 

It is now an official project. I've drawn blood.

 

Almost done with the siding. Only took 3 stinking weeks.

 

What is it ? Hard to tell from the pic .

Hardy plank cement board with cement board shakes in the peaks.

What about jump on that Pettibone and take a joyride.

 

They can normally side the house in just over a week.

Soffit I'm not sure on.

 

Guess it depends on how many guys are installing it .

Do you have a requirement for a rainscreen under the siding there ?

 

Not sure if there is a requirement, but that is what the envirodri spray on membrane is for.

 

That's not a rainscreen , that's a waterproof menbrane / air barrier

A rainscreen provides a drained cavity ( our code is 10mm or 3/8" ) between the housewrap / building paper and the back of the siding

 

Then no, all seams are caulked with an aluminum flashing behind them.

 

Daym I am learning a lot about building a house here. I bet you cannot wait to move in and make it into a home.
