With a 12" board, would you do a 4" or 5" batten and window trim?

My board and batten pattern is usually 10" boards nailed 2" apart from each other and a 4" batten that overlaps the edge each board below by an inch .

My window trim detail is different but I like the idea of picking up the batten size for your window trims

Wiring: Most home runs are in and just need to land them in panel.

What size wiring are you running?

That looks like 12/2 Loomex to me. Although I live in Canada and we have different electrical codes and Loomex is a Canadian brand so maybe you guys do something different in the states. I think you guys go by the term "Roomex" which is one of the same and is basically just Non-metallic Sheathed cable.

All 12/2 Loomex in Canada is yellow. 14 gauge wire or 14/2 (which comes in white here) should be more than enough for general plugs and lighting, and would save you a lot of money on wire compared to 12 gauge. The only thing that you'll see ran in 12/2 up here in Canada is the kitchen counter plugs or anything else that would require a 20 amp T-slot plug.

I would do some LED Pot lights with adjustable heads in the ceiling wired to a dimmer switch. You could also drop a chandeller of some sort if you are going to have a table. I'd also definitely consider putting a ceiling fan or two to help circulate the air. You will need to buy a ceiling fan with a long enough down rod to clear the pitch in the ceiling. Alternatively, you could also frame a flat section at the peak in the ceiling and mount a fan at the center of the peak.

I am running 12/2 for everything. I got three rolls of 250 for nothing so I wasn't worried about the cost.

Loft lighting via ceiling fan box:

Think I'm gonna do the same thing for kitchen/living room area.

Nice, glad the wire didn't cost ya anything. That stuff ain't cheap!

What are you planning on mounting to the ceiling fan box?
Just a light? Just a fan? Or a combination fan/light?

If your going to mount a combination fan/light you will need to get yourself some 14/3 so that you can switch the light and control the speed of the fan separately. 3 wire is required rather than just running an addition 12/2 from your switch box as you will need a common/shared neutral wire at the fan. You could kind of fudge this if you don't need to meet code by just running another 12/2 in parallel to your first one and then not hooking up the second neutral. Not really right, but it would work.

Alternatively, you could always just get a combination light/fan that has a remote control that would control the lights and fan speed.
