After a lifetime of home building (40+ years, 32 as a licensed professional...22 in Florida)...I'm done.

My State Certified license is due for renewal next month, and I will not renew. It is bittersweet, as obtaining the license is no easy task. And it's been my passion. But at some point I knew I had hit a brick wall (no pun intended) and needed to get out.

My newest home is nearing completion...and we plan on staying in this one longer than a year or two for a change (I'll probably die in this one, serious). Wife and I have lived in 12 new homes over the past 25 years...time to quit dropping buoys and drop anchor.

I will still do small jobs that do not require permitting, mostly out of the new shop I am currently building. Basically, I'm quiting home building...and I'm going to build bird houses and book shelves :D

...slower pace...no stress...time to put her on auto pilot and ride the tide.

I don't believe any here know me personally...and some probably could care less. But I have enjoyed the past 2 years here on this forum...and I enjoy many of the members posts/thread here. So...I thought I'd share another perspective from an old guy.

pic of the new home for your visual enjoyment:

my own little compound with 1900 sq ft 3br-2ba 2car gar main house...26'X36' wood shop and 800 sq ft 1br-1ba guest cottage (for M-I-L), all on a wooded 1/2 acre double lot:

Understand the burn out, I have been working at the same job for 33 years this Oct. I love the job and the company I work for; McMaster-Carr Supply, I'm just tired. Married for 35 years, lived in the same house for 33 years and raised two boys 30 and 28, life wears you out. Looking forward to putting my feet up and having a cold one in the next 8-10 years or so.

Good luck with the life change, you earned it. :proposetoast:

Larry congrats...Here in San Miguel Allende, central Mexico...you dont need no stinkin licence. You can drive unlicenced a.t.v., dune buggies, anything on the streets. You dont even need auto insurance. Run stop signs when safe, police look the other way. Nice casas dirt cheap as they overbuilt here. But....I am heading for the Keys, I miss the boats, water.....bikinis.
