    I missed those, probably because I don't check the forums much.

    I'm replacing the brake fluid as well. Rotors, brake pads, and fluid.

    Not according to Realtor friends and family. Many homes on the market are often sold above asking price and relatively quickly. New housing developments (e.g. Marbella*) aren't as bad but still, sellers market. Inventory is still very low, and the high influx of people moving to the area is keeping it that way. Other people, like the ones who move for the hell of it are staying put, which further contribute to the low inventory of available homes.

    *Even then the property taxes are ridiculous.

    Good job. Looks nice.

    I believe that the trend is now starting. Inventory will start piling up in the new housing market, in fact in certain places it already is. Yes I know how hot it is, but it was much much hotter. New homes in certain developments went up ~20+% from spring to fall last year. People who are coming in from out of state are purchasing quickly as they are arriving with a surplus of cash and our home prices are far lower than the national average.

    Don't remind me of property taxes, it was nicer when it was excrowed into a mortgage. Paying a lump sum every year is kind of like a suprise F-U for those who have attained the American dream.

    I'm not sure you can call that a bed.

    Spare tire, tool chest, light mount, jack, and cb antenna platform would be more accurate lol.

    Looks good though, I even like the diamond plate.

    :notsure: Looks like a bed to me. Just has a spare tire and toolbox taking up all the room. Just like my stock bed is currently.

    I'm well aware of the exponential increase of cash buys and the various reasons; companies are putting their finger into the pie as well, which doesn't bode well for the private consumer. We'll see as far as the trend is concerned. Sooner or later the market will swing in favor of the buyer and thus the cycle shall continue. At the end of the day, hopefully your assessment coincides with mine for my target buy date range.

    Perhaps I'm one of the rare people who do not wish to escrow. I'd prefer to keep that money in the bank, earn interest, and pay what's needed at the end of the year. It all boils down to financial discipline and due diligence IMHO.
