    I've traded a few emails with Paul - he managed to talk his way out of the rehab center and is now home and working on getting himself back to full health.

    They had to send one of their Golden's across the Rainbow Bridge while he was in the hospital but already have another rescue Golden on the way - they are hugely involved in rescuing Golden's and providing loving care for a wide range of them from pups to seniors with cancer. He and his family are good people.

    Good to hear Paul is continuing to recover. He got home just in time for another snowstorm, which has put the kibosh on our travel plans. No pancakes in Maine this weekend. :(

    Looks good Tom. BUT .... looking at all of the pictures its hard to tell .... do you have the sink, a dishwasher, and a washing machine all draining into what looks like a 1 1/2" drain pipe?? If so, not good! I see no air-gap device on the counter top. Hopefully the drain from the dishwasher has the required loop under the counter. Trust me, if your sink is draining, the dishwasher is discharging water, and the washing machine is draining (really fast with the new units) at the same time you WILL have a serious backup. Kolunatic, you're a plumber, correct me if I am wrong. I'm just thinking back to my years as a Professional Home Inspector.

    The drain is 2 in and came with the house. I have a concrete slab and a lot of the plumbing is in the slab.. What you cannot see from the picture is the vent that goes into the wall and up to the roof. The drain in the slab from the washer is the same size as the drain tube that is on the washer. I am not a plumber either so I do not have exact measurements.

    Funny you should say. I was just staring at pic saying wow. Just didnt want to step on toes.
    Yea an atmospheric valve as high as ya can get it under there and leave yourself a cleanout.
    They have real nice vents or real cheapos. Both work the same as allowing air in .
    That little loop looks like there might be a problem with a washer and 1-1:2" pipe.

    The kitchen looks fantastic, Tom!! I love it!!

    We got Charlie's grave marker and print yesterday. I am really pleased with the quality of the marker - the photo etched 6X12X1 marker runs $99 and with shipping the total was about $117. I miss this big brown guy. He was such a great companion. But, tons of good memories to focus on now!!

    Enjoy the day. Sunny but cold today after about 4 inches of new snow Friday and then rain yesterday. I am so ready for spring to start!!

    Sorry for the delay in responding .... was half way through a followup post yesterday evening when the computer had some kind of software fart. I gave up and headed off to feed my face.

    Kolunatic, thanks for the response. Is an "atmospheric valve" similar to a static vent?

    Tom, believe me, I wasn't trying to rain on your parade. It's just that having been a Home Inspector I have a natural tendency to analyze plumbing, electrical, structural things when I view them. Looking at the plumbing under the sink I was reminded of two incidents from my past. One, I was inspecting a 11-month old home and as required, ran the dishwasher. When it got to the drain cycle water started pouring out the air-gap device which fortunately was positioned properly near the sink. The young couple (owners) thought that was the way it was supposed to work. I told them the plumber failed to remove the plug that new disposers have in the dishwasher drain input. Second one (closer to home) was when my wife, who seldom heeds my advice, turned on the disposer to drain a sink full of water at the same time the dishwasher was draining. Guess where a lot of the water went .... out the air gap device. Just gotta know the limitations of the system.

    Hope it all works out.
