    Mortgage increases credit in the long run, although having equity is always better for total assets. I am not the most well versed in this though, I am certain there are some on here that know better.

    You sign less paperwork, closing takes like 15 minutes or less if everything is lined up. It still isn't cash per se, you're handing over a cashier's or bank check not a sac 'o cash.

    Of course everything is relative, so if there are mineral rights not conveyed and HOA it'll take a little longer overall.

    I am just saying having a mortgage adds to your credit portfolio, whereas paying in cash does little to nothing for your credit when purchasing a home. Mortgage debt is considered responsible debt; the debt is tied to a physical asset that usually retains or even increases in value as time accrues. The minimal hit during the approval process as your credit is pulled is strengthened as you pay your mortgage in a timely manner.
    Having a mortgage is an asset in certain instances, this is one of them. Sorry I didn't explain myself fully in the first response.

    Mineral rights are not always conveyed. Mineral rights are seperate from property rights and can be withheld by a previous owner.
