    Lots of retirees move to bc for the tax savings and the weather. Especially ones in poorer health that cannot get health insurance to travel south.

    Hmmm. Most of my buddies end up moving back to Alberta because of the high living costs. They've lived in Nelson, Trail, Kamloops, Cranbrook, and a few have been out on the coast. Maybe they were full of shit but I'd guess not considering how they always want to try and move back.

    My wifes uncle is a VP of Huskey oil. He owns a place worth somewhere in that 1.5 million territory in Calgary in a very posh neighborhood in the NW of town. For 1.5 million he gets ALOT more than a postage stamp and 935 square feet. I wasn't missing the point. I was pointing out that Vancouver's housing prices are insane no matter how you try to rationalize it. Supply and demand pushed the prices there, but it doesn't mean they make sense even if you've ubber rich. Even if I was making $250K a year, I wouldn't want a $5000/month mortgage payment for closet space.

    And I'd say that San Francisco and Vienna are way nicer cities to live in by a few magnitudes than Vancouver.

    Here, I'll give you a non obtuse reply.

    I won't pretend to know the exact values of Vancouver real estate. I'm not going to waste my time, and yours, by calling realtors in a city I have no interest in living in just so I can come up with a list of properties that I think would be a better deal should I have a theoretical career in Vancouver which yields a high enough salary that a 1.3 million dollar home would be the norm for my income level.

    What I do know is that there are very nice renovated town houses just outside of the downtown core of Toronto for under 1 million with more than a thousand square feet of living space. There are apartments in New York, Downtown, for 1.5 million with more than 1 bathroom. Apartments with just a master bath in very upper end buildings go for just over 1 million. How do I know these things? My wife is absolutely obsessed with renovating our home to a whole other level in the next few years and loves watching HGTV. She enjoys the shows where people go off looking for there fantasy homes in the $700K-10M range. What I can tell you, from those experences, is that 1.3 million dollars for a half lot in a posh neighbourhood in a Canadian city with a notoriously high cost of living is nothing special. Certainly not where, if I were a person of higher means, I'd want to live.

    Never asked for an apology. Nor did I need to explain myself but for the sake of argument I did. Whenever you make a comment about living styles, area, and value of real estate it's opinion. There's always some way to prove your point because value is determined by what someone will sell something for, and not always what the market should or will dictate. 99.9% of the chatter on this website is opinion.     So calling someone intentionally stupid isn't an insult...

    For your example I would sell for market value. Which is whatever someone will pay for it. Maybe my uncle got in a bidding war and overpaid. I never make an assumption on a hard value on something in an open market.

    My original argument is that if a place like that cost 1.3 million I'd get the hell out of dodge if I could find a job elsewhere. Then the argument, as it often does, skew'd from there.

    I called you that insult because of your need to poke the bear with your argument. I probably shouldn't of come off like that, and may be facing some sort of discipline. Talking about things we really don't like, I don't like members that feel the need to condescend with there logic rather than present there counter point. Nothing personal. So I won't get into the nitty picky things I don't like about you because I don't want to get personal. I'd rather just get along with the people on here than insult because it's truly a great forum.

    Those were my original two comments. So what I was saying is that if the neighborhood, which is what OZ-T suggested, was the driving factor behind that homes value I would move if I could find a job elsewhere. From there the argument degenerated into generalities and that lead to a very black and white argument, or at least that's the way I saw it.

    Sterdog approved housing? So you want me to find all the places for that money that I'd rather be in that city, not in Richmond or Abbotsford, for similar or less money? If it were as easy as googling I'd oblige but Vancouver is big enough that I'd have to gather data from actual realtors and then cross reference all the features of each property to make my argument. That's more work than either of us is willing to do.

    Anyways I'm tired of fighting this. You win.

    Even though your original point had almost nothing to do with my statement since I said nothing about commuters, only made a statement about property within Vancouver.

    There are other things I've seen you tend to do on this website that I don't want to get into. Yeah after I posted that I definitely didn't like the way I worded it, but since we are in a rapid reply cycle I didn't want to edit it.

    As for me "dodging" that was never my point. Yes I find that you are condescending, but you often go past that to try and make your point. I didn't want to go further because there is no need too.

    I was simply trying to clarify that, going back to my original statements, I wouldn't think that people would waste $1.3 million on the lowest form of housing in a posh neighborhood and if it were me I'd move elsewhere, if I could move my career, to a place where my income level would better align with my housing expenditures.

    Your point was that the market is being held up by people buying properties either past there means or under there status. I think doing either is silly personally and that was were I tried to go with my argument. Twisting both together quickly really fudged things up.

    This is all very ironic in a way, considering how one of the last booms in Vancouver was caused by all of the immigrants fleeing the mainland Chinese from Hong Kong.
