    Despair. Actually, I've never tasted the ones off these trees, but I think I had the same thing in Kauai in 2011, and it was a big, fat, meh. Not much flavor at all.

    Well thanks for the heads up, there is clearly a Loquat conspiracy going on with Wikipedia, might even be the Illuminati Order of Loquats doing.. according to Wiki: "The fruits are the sweetest when soft and orange. The flavour is a mixture of peach, citrus and mild mango." Lies. I bet the flowers don't even have a sweet heady aroma!

    This. If you currently have, or the house ever had, galvi pipes, pieces of rust can get lodged in rubber washers and basically shred them over time. So, either you can't shut them off completely because part of it is missing (drip drip drip), and /or part of it and other stuff has gone downstream to clog up your demand valve at the faucet and/or pile up in your aerator screen at the tip of the spigot. Could even be a chunk of calcium or sacrificial anode from your water heater. If it is a shutoff valve, replace with the newer quarter-turn ball type, rather than the oval-handled globe valve type.

    If it is just the demand valve at the faucet, make note of the faucet mfg and go to Home Depot or Lowes and they will have a whole rack of common makes that you can just swap out, assuming yours is common.

    So. Do you know where (and are you capable of manipulating), your city supply shutoff is?

    This will probably cost $1 house buck

    At the old place I had a worn rubber washer on the kitchen hot side. I could not find any washer in my stash or any repair kit that would fit, and my only recourse was to buy a $20 valve for a 5 cent washer. Pfeister I think. It came with the house. And this was right as I put it on the market, LOL. Don't want to show a house with dripping faucets.

    So I could disassemble it, but I got poked in the butt.

    All new HVAC installed yesterday, 16 SEER Train system with gas furnace. They cut holes in the ceiling and added a small 12 x 12 return in all of the bedrooms with duct work to tie it into the main air return, said that it would really improve circulation in the house. Best part is a full 10 year parts and labor warranty so hopefully I wont have to worry about it for a long time.

    I checked that and they put a ton of sealant on it, looks a little tacky but this side of my house is not really visible so as long as it works I'm not worried about it.

    I also checked to be sure that the drain line was secure & protected and that there were safety shut off's for both the drain line & drip pan, Anything else I should look for?

    I just installed our Moen kitchen faucet in January, I think.. and now it has 30 degrees or so of play and wobble in the valve. You turn it to what temperature range you want (it's a single valve faucet) and let go, and the handle drops down. You can move it a full 3" in any direction and it just flops around like it's about to fall completely apart.

    Disappoint. Not an inexpensive faucet, IIRC was around $175. 3 months of use and I have to go to Home Depot and/or Moen to get a replacement.

    Nice job, nice choices, looks great. I painted my old place similary just to reveal the character/trim that was already there, but painted the same as wall color.

    13 or so more weekends to finish all my house projects and then it's baby time. Give or take a few weeks! :eek:
