    You work in mortgage and you haven't mentioned the possibility of a higher interest rate, up to 1% PMI (IIRC if you go FHA you'll be paying this for the entire loan), and the additional interest you'll pay over the life of the loan? Now amortize out the associated fees and long term maintenance on the home, add that to your mortgage payment, and tell me how renting is such a terrible deal.

    The only way I see you getting into a house cheaper this way is if you get lucky and gain a bunch of equity towards the beginning of the home purchase. I'd be interested why you think this is "free money", you're definitely paying for the opportunity to get into a home with less saving.

    FHA you dont pay for it the enitre loan. it honestly depends on your lender. for us (no im not saying who), all you need to do is call servicing and they remove the mortgage insurance for you. back in the day yes you did have to refinance to get rid of mortgage insurance, thus paying double closing costs and resetting the interest back to where you started.

    also, a whole percent higher rate? HAHAHAHA

    done arguing about it, if you think renting is a better deal than buying before you have the 20%. that is fine, go ahead and pay someone elses mortgage for them..

    It's unfortunate bankers these days can't do basic math. Had one at Wells Fargo the other day try to tell me that my credit card had a better ROI than a CD because I had 3% rewards.
