FHA mi is for the life of the loan now in most situations where a borrower would actually use fha. Changed 2013. Google fha life of the loan.

Free money I was referring to is downpayment assistance and grants from various available sources that after a set period of time you do not owe back. Some are up to 50%!!!!!! Rare but they exist. Instead of starting with 1.75% equity after your fha crap loan. (Since half of your 3.5% down goes straight to fha as up front mortgage insurance). You start with 5, 10, 15% equity with your 5% down. And nobody is going to judge you for making smart decison accepting assistance if you qualify.

Renting isnt horrible, but owning is better in the long run if you have any intention of building wealth.

Rent vs buy. Show of hands. How many people here had their rent increased in the last 5 years? How many got to deduct the majority of their rent payment off their income taxes? How many people who rent are ultra proud of their place and invest sweat and money into improving it. How many renters stand to gain on average 4% annualized appreciation when they sell, that would likely be taxable at preferential lower capital gains rate vs regular income or waived if they've owned the home long enough and use the gains to purchase a new primary residence. How many home owners out there saying, shit, this sucks I wish I was still renting.

I manage investment relationships for 600 households who in total have over 1 billion dollars invested. Ask me how many rent.

Got a serious question for you guys, On my 2000 taco 4x4 manual w/ 3.4 v6 i've been having 1st gear issues. It pops out of first every single time I try to put it into 1st. It doesn't feel like its going into 1st all the way like the other 4 gears do. I replaced the shifter seat and bushing as well as changed the transmission fluid. and Im still having this problem. HELP!!!!!!!

 

everyone. Spent the week at the hatcheries east of payson and didn't have any cell service the whole time; it's good to be back.

When i was headed back, I saw two red 1st Gen tacos with plate bumpers, lifted, etc with atvs or dirt bikes in the back and a white, newer 4 runner that was expo-style built all within about 2 miles of each other on highway 87 I think, somewhere near rye or sycamore canyon. Was anyone here a part of that convoy? Looked fun!

 

I like camping near the hatcheries. Couple of great spots and plenty of fire wood.
