I'm terrible at mudding. I always think I've done a perfect job, I prep for painting, my wife paints, and then I'm back doing it all over again due to little flaws

 

Yep, this is what I'm worried about. It seems like a task that takes a ton of patience, and being careful and thoughtful about what you are doing, to avoid creating more work in the long run. Sometimes that is not exactly our strength when tackling home improvements. Often it seems our motto is, measure once and cut twice! At least it will DEFINITELY be a learning experience.

 

This little dude took up residence on our deck about a week ago. He's still out there, every day, just hanging out. Wonder if he eats the giant 2-3" spiders?

 

I find it's a lot like trying to paint using one of those online demos. It's really easy to talk about doing it, but getting it right the first when doing it only every once in a blue moon is extremely difficult.

 

OK, now I'm setting myself up for pressure. Posting "before" bathroom pics, so now we really have to make it look better or the whole world will see in the "after" pics. Uh oh.

These were taken while we were in the process of demo-ing that tiny closet, then getting the pocket door in. We had to build a false wall next to the pocket door to contain all the electrical outlets, switches, and wires. That was a real PITA, trying to figure out the best way to route the wires and maximize space. So glad that is done. Although not exactly excited to start drywall.

don't worry about it, after its painted its easier to see because there is a shine to it. I just go over the paint with a layer of spackling to finish it.

everyone has trouble getting it right the first time so don't stress, think of the primer as just another step and expect to need to go over it again after, seams everyone always does anyway.

 

don't waste that space!!!! move the light switch to the sink wall side and put a small utility closet door frame in there and fill it with shelves, its the perfect size for towels and toiletries and a dirty clothes hamper in the bottom. and be very careful on nail sizes when putting on trim moldings, cant tell you how many times I see people nail all the way through into the door or leave too long nails sticking out that scrape the door as it opens and closes. another tip is if the door is the same size as the slider frame, add a 2x2 inside the slider frame so the door CANT go all the way in. cant tell you how many times people lose fingernails opening the door and yeow!!! got my finger, so if the door stops with 2" sticking out this doesn't happen. that's why I tell people to buy a door 2" wider then the slider.

 

No silly!! That's exactly what used to be there - a small linen closet that opened into the hallway. Those pics were taken before the closet was completely demo-d - the pics show the studs that framed the old closet still in place. Since that pic, those studs came out and a wall that is only the width of a 2 x 4 was positioned just inside the new pocket door, to allow the light switches & outlet to have a place to live. So the vanity will go from 32" wide to 48" and we lose a teeny tiny closet. Hoping it turns out to be a good call. We'll see It was time to do something to update the bathroom though, especially if we plan to try to sell soon - even just a half assed attempt should yield improvement over the old laminate counter and laminate floor. Again though, we'll see I know those "wood look" tiles will be a huge improvement over the super outdated "wood look" laminate floors. Laminate just doesn't belong on a bathroom floor, IMO. And the IKEA sink/vanity top is not glamorous, but at least it's new, and solid bright white, and very plain and simple with modern lines to it, and tons more counter space than our old set up. Should look better than the old drop in sink with baby blue/pink swirls laminate counter.

Good points about the pocket door/fingers, thanks. Sounds painful!! Once when I was a kid, I had my middle finger pulled ALL THE WAY THROUGH one of those doors that swings both ways. My brother and I were arguing, and I wanted to slam the door (not possible with that door type anyway ) and that was the result.

I am planning to build a nice laundry hamper. Actually, we already built one but I want to trim it out nicer. It's kinda going to look like this, except mine has wheels:




Tried some stain I had around on some scrap oak. Looks like shit. So, I'm heading to Depot today to pick up a few small cans of other stains, and will experiment with those on scraps of pine and oak. Can't wait to get a new vanity cabinet built - that will be way more fun than drywalling!!

 

Seriously. Might be the best I've ever made. I can't believe we ate half of the entire pie last night. Didn't even bother with plates, just went for it like a pack of wolves.

Your video pretty much nailed the scene in our house last night. Try and get that one outta your head, @koditten !!

 

New roof going on here at the end of November. Not due to the Insurance gestapo making us,,just time to get it done. Bad part of the season to do that,,but they say they can have it done in 2-3 days. First guy we had in here quoted $24K for a new 3 tab roof,,he must have heard the slide close on the autoload shotgun in the back room because he didn't stay around to long. Gold chain Guido asshole!. $24,000 for a new 3 tab roof??,,get lost bub!

Next company was more reasonable. Same warranty and guarantee on materials and work. $7k-ish. Farmers Ins say they will grab some of that cost,,if we go that route. I did background checks on these guys and the claims are that they are reputable and honest,,we will see.

Still quite a bit of money, but I reroofed this place last time by myself and had my fill then. 3 add-on's to this house since it was built,,so 3 different roof sections and a brick chimney that needs new flashing and sealing work again.

Anyways,,that's where I'm at,,right before the holidays of course. Freezer is full and wood is cut, so that's a good thing.

You guys need to either move a bit south (15-20miles) down I-5,,or get out of Oregon all together Eric and Jen. Don't spend a boatload on your rental home. Find some acreage outside of T town. I thought you guys had more room than that. Do it for the dogs!.

 

Sorry to hear about the roof!! I'm nervous that we will be looking at that expense soon also, if we don't move first. Shhhh, don't tell any potential buyers I said that! What's the typical lifespan on a standard shingle roof????

This house isn't a rental - we own it. And it's an awesome yard for our 4 legged kid - BUT, if we plunked a garage back there, the yard would suck. We'd still have one that plenty of city folks would be satisfied with, but I wouldn't be. It'd be this weird layout because of where the garage would have to go in relation to the driveway, and we'd have to rip down a tree we just planted 2 years ago, and probably alter some fencing that we just built.........but mostly it just wouldn't be a nice, pretty place to hang out anymore, which is my favorite thing about our place! So we're pretty sure moving is the ticket!!

Been searching houses and have found a few that could work!! Can't decide if we wanna go for something close in that's cosmetically f'ed and spend the next few years making it pretty, then *in theory* if the market doesn't crash, sell that place for a tidy profit, and THEN go for the acreage place we'd really want. OR, go for the "in the country property" now but likely not be able to afford as large/nice of a place as we would if we flipped a house in town (especially in the right neighborhood in town) first. Flipping is risky, but the reward seems pretty awesome. I know we brought the value of this house up big time from the cosmetic condition it was in when we bought it, and that's a nice feeling. Plus it sounds kinda fun to tackle a major project like that all over again. We had a blast figuring out all the stuff we wanted to do to this place when we got it, then accumulating tools to get the stuff done......and learning a bunch of new stuff..........and watching it slowly morph into a really cool, nice looking place for really very little cash (mostly sweat equity and creativity!).

Gotta get that damn bathroom project done first, then we can get serious about looking at places! Although I know our house would certainly show better in spring, and we'd have more to choose from in spring also. Might be best to wait til then, although there's no way I'm gonna stop myself from looking now

Catch it at the right moment and you could get a nice sum for that house,,and you might find some country folk who are done with a corner of the Canby Farmlands. Very nice down that whole stretch.

Getting the 40yr tile installed. I had covered it in 25yr,,and it lasted about that long. Hell of a task. Back was screaming so bad I couldn't sleep,,,back up on the roof at 3am after I splashed thru the sink.

 

well forget the garage then, maybe you could build a nice little play house for the raccoons to have a place to play in?
