    Exactly. And then whenever the young people propose a new activity or attraction to bring younger people to the town, the elderlies of the town all reject it since... We all know... They don't like change or anything different lol.

    Yup. Luckily my small town is in close proximity to Houston and in the last 4 years the Alvin Sunrise Rotary Club has been putting on a hell of an Anual Alvin Music Festival and Cook Off. It really stimulates the local economy for about 4 day every year, not to mention it gives the young and old alike something fun to do. Last year David Alan Coe headlined.

    With a nice piece of land it's plenty fancy. Throw 4 head of cattle per acre and pay agri property taxes on it and live fat and happy.

    p.s I don't know what the county tax assessor considers as an agri exemption out there

    4 head of cattle per acre? You're insane. You usually have 1 head per 3 acres.

    My grandmas house is on 1/3 acre of land in town , 2,500 sq.ft , 3 bed/2bath with 3 car garage and it appraised at $120k last year lol. If that gives you an idea of the cost of houses down here

    That's not shabby. I would like 10+ (60+ would be ideal) with a t pole and I can do either a cabin or barndonium and I would be plenty happy.

    Kinda bent. Like it will get you to the store to buy beer and back home kinda bent. From measuring the bent one to a normal one. It's only about a quarter of an inch bent
