Since you seem to have some ordinance and property easement laws on the books. I would write a certified letter to the landlord of the property (a certified letter gauruntees delivery and puts in on record in case of future litigation). This gives the landlord an opportunity to correct any deficiencies with his tenants and ensure his rental agreement and property is being used in accordance with local codes and ordinances.

I would request a response via official letter no more than 30 days from receipt. Include a picture of where the mobile home was parked with it as evidence with the letter. (maybe the property owner has no idea what has been happening on his land.)

Keep the letter professional. Would be ideal to have a lawyer review it if possible.

If no response received, then start talking to neighbors (who have locked their gates) and see what ideas they have to correct the issue. If none, go to the city/county/borough ordinance office and file a complaint.
Maybe start with animal services (if the dog looks gangly and/or neglected) before calling child youth services. Those folks tend to be good judges of character and can more easily escalate a bad situation and also serve as future witnesses to conditions on the property if needed.
Call Child youth services if welfare of the children is a serious concern (proper sanitation (running water and flushing toilets etc) is also an option if you indeed think the place is not habitable for humans.

In the mean time, try to be civil as you have been and giving the benefit of the doubt. Report all trespassing to the police, Mark your property line as private property and erect a 6' white fince (if within local ordinances and codes) along that edge of the property.... You can manage/eliminate the eyesore, but the welfare of the people should be what is most important. Whatever the case, violence isn't the answer unless your family is threatened.

The more unwelcome you make them feel while renting, the less likely they are to buy... If you are going to take the above action, sooner is better than later in this regard.

    Good luck.

Thank you for the additional advice. I'm trying to find county zone rules and such right now.

The word 'fence' comes to mind, as tall as allowed, and if blackberry bushes would grow there add that along the fence line. Produce great berries, and better deterent than a barbed wire fence.

Good lord, I will never plant bamboo.

I'm planning some 10'-15' tall junipers or boxwoods along that fence line. However, I'm scouring Logan County websites for zoning rules, etc. for places outside of city limits.

As for being concerned about the guy's dog, if it comes onto my land, it is dead. Simple as that. Loose dogs aren't welcome.

Yeah. I'm about to just e-mail the Logan county clerk and ask for direction. They can do the leg work for me.

I'm going through a similar issue. We have a rental property on our east side. No real issues with the current people except they dropped a RV about 12' from our property line which is 8' from my driveway. Problem #1 is that it's what we see from our side(main) door. #2 is that the asshole's 70+ father moved in for the summer. I spoke to the father and asked if they could move it to the other side of the house where there's over an acre of nice tree covered land with no neighbors. He states he sees no problem with where it is. I emailed the owner who is a well known reputable person and she said she would have him move it. 5 weeks later he moved it 3'. Thanks. One more email going off to the owner. Next will be to the town. The old man is in florida for the winter but will be back in the spring. Deciding between making calls now or wait till he moves back in. I may have more pull when he's here because I highly doubt and occupied RV is legal.

I live in a very rural area and I know mobile homes aren't allowed other than grandfathered ones that were there before the laws were made. You should call the town code enforcement right away. Especially with that POS that close. Is there water, electric or septic? All 3 are required for legal occupancy anywhere. Good luck - but don't sit on it.

Here's a pic of what I see from the front of my garage....

I would agree with you except in this case he said there is pit in the owners dog. I wouldn't want a pit sniffing around my 8 month old either.

Regardless of the breed, it's narrow minded as hell to say you'd shoot a dog because of the inadequacies of it's "owner". Take the appropriate steps and don't be a douchebag.

I would find out exactly what your legal rights are, arm yourself with the facts and hopefully they will tilt your way. Then go over and knock on the neighbors door and tell him nicely that we can either settle this by your voluntary compliance or if he so chooses tell him you will go to the proper authorities. The choice is his. Good luck guys.

I don't trust pitbulls in any way, shape, or form. They look scary and you never know when that instinct to kill kicks in. I have heard of way too many stories where someone got mauled by a pit that was "gentle as a lamb" and must have been provoked.

What is uncool is stray dogs coming onto your property, hurting your animals and putting your children at risk. I won't tolerate that.

@lanestaco It's all pointless conversation and quasi-serious illegal suggestions if you don't know what local ordinances are in place. The benefit to living is subdivisions is that while you have to look at your neighbours' properties, you know what you're going to bee seeing. Living on a 3 acre plot certainly doesn't afford you isolation.

Keep in mind that reporting the property or trailer to authorities is most likely just going to result in a shitty relationship with your neighbours without any real action in your favour.

Put up a fence and plant shrubs. Burning the trailer just means they would leave the debris there and put a cheaper one in front of it since they blew all their money on the previous less shitty one.

I know several nice people who live in mobile homes so block off the eye-sore and hope that they make good neighbours.
