i don't know your area/market specifically, but i know my ex had a summer rental and from what he got during the season he could pay for the mortgage for the year plus put some money in his pocket. i think if you did weekly rentals you could easily get that much per month

That would be a year round lease rate. If I did summer rentals I would anticipate more, however that's a lot more work

Yeah true. Like I said I don't know your market etc. If you're looking for a long term tenant I would expand your search to anything within an hour's drive or so. It'll be better for you to get something in an area that's easier to rent out, rather than easier to get to. My house in nc is too far and has been the biggest pain but my place in providence is manageable from an hour away

I hear behind south street in Hyannis has some cheapies for grab! Nighty-night...keep ya butthole tight.

But I hear ya about the real estate on the cape. Growing up in both Marstons Mills then in Dennis in the early 90's, my parents were able to snag a decent sized house for under $150K. Now their house is appraised near 600K....it insane! There are a few smaller places that are cheaper, but god damn are they in some shitty areas or are a complete shit hole. I left when I graduated college partly due to the fact I couldn't own a home there.

Real estate in general is batshit. 30 yrs ago my folks bought a big house in Hingham MA on 1.5 acres for about $110k. It's got to be 600k plus now. Personally I don't see the allure, it was a quiet place to grow up but I couldn't dream of living there with 2 full time incomes and they did it on one.

Depends on what part. I myself don't like Hyannis because it's the most touristy. If you go down just a little bit further to Yarmouth or Dennis that's when it starts to get really nice.

I have a buddy who has permanent brain damage now from being jumped on Main Street in Hyannis about 5 years ago. He was walking back from a bar and he was jumped and hit on the head with a crowbar.

Unfortunately Hyannis has turned into a haven for dope fiends and homeless. It bled over into Centerville a bit and even Yarmouth is turning into a shithole (anything except the North Shore). Dennis is turning and Harwich/Brewster is turning into a junkie central. Its terrible. Growing up I never had to lock my car at my parents house.....when I would visit from college, I got my car broken into one night and my parents told me that they had been hit a few weeks before.

Again, not the entire Cape is turning into a tough place, but it has certainly changed in the 20 years that I was there.

That sucks. I can't believe the number of people that get into drugs. Don't they see what these people are doing and what becomes of them? I wonder what they are thinking?

I don't get what people see when they see someone shoot heroin to be like "hey, that looks like a good time, let me give it a shot."

From what I understand, most heroin addicts started with prescription pain killers from an accident or procedure they had. They get addicted to those and after they realize how much cheaper it is to shoot up, they switch over.

Some people just have the addictive mindset and want to get messed up...and I know from a few friends I lost along the way, its almost easier to get some heroin than it is to find weed on the cape.

There really is a problem right now with how easily doctors prescribe oxys or Vicodin. There is never follow up consultations to make sure they are managing the addictive properties...its a quick "here is your 60 day prescription" and a pat on the ass with a quick "Good Luck out there!".

Notice the people, like us, who don't understand the draw are rational people who generally make good decisions. A lot of those people start with other drugs and gradually make it to something like heroin. By the time they make it to heroin, it's usually because it's a cheap way to get high. Think of it like one of the builds you see here. It starts as a simple, 'I'll just level it with some Billies'. Fast forward a couple years and he's gone full long travel, lots of custom work and has sunk thousands into what used to be their 'responsible daily driver'.

Once they start it it's a bitch to get off of ,I've been dealing with it for the last 5 years with my oldest boy and don't wish it on anyone, he has gone through hell with his addiction, lying ,stealing ,od'd a few times and he's back in rehab again, it breaks my heart to see him going through this but he has to want to get clean, we have been there for him emotionally and financially(rehabs ,medical bills and halfway houses) every step of the way and it's been a rollercoaster ride for all of us including his younger brother, everyday I dread getting the phone call that he's gone.
I'm an alcoholic and have been sober 18 years and it was no where near as hard to quit drinking as the hold this shit has on him!

I am sorry you have been fighting that fight and having to go through it with a son. One of my younger brothers is in the same boat and its a devil that can only be explained/understood by someone else who is going through it or trying to cope with someone going through it. And its exactly like you said, if they don't want to get clean strongly enough, it will never happen. All the lip service and promises in the world mean nothing until they want to get clean and mean it with every bone in their body.

We don't have the population up here to support a huge drug trade. Oh it is here but beyond pot we really don't see it on a day to day basis (In my world anyway). I dealt with the kids getting high at noon in the high school system and it drove me nuts trying to teach them while they nodded off in the afternoon. As an educator it gets tough on you to not fall into the "teaching the kids the want to learn" mentality. I was lucky. The high school system chewed me up in about 7 years. I got to the point where I was spending more time as a guard and a witness than I was teaching anyone anything.

Happily in my 29th year this year. The last 11 in a awesome small school of elementary kids. Love it. Challenges are there but they are about education, inclusion and accommodation...... Not worrying about my safety and sanity.

When I was in school there was always a group that did it but none of the people that I hung out with did. It is a lot harder because now a days if your not doing stuff your in the minority. It's just a terrible thing and I hope that someday that people learn as a society that it is a no win situation and that most people stop doing it.

Iv been dealing with addicts pretty much 5 out of 7 days a week. Unfortunately most of them are people I was friends with in school. As the average addict is 21-26 I'm 24. Sucks walking into a house dealing with old friends who just arnt even the same anymore. My least favorite is speaking with a parent and they say oh I remember you from boys scouts or when you used to stay at our house.

The whole accident causing addiction stats are a total farce. Based on what I have seen from people iv known 15+ years. In a aspect that parents/ doctors don't see. I can't tell you how many times you would hear I hope I'm gettin good meds. The few who did have serious injuries abused what they were given for fun. Getting addicted was the accident not the abuse.

The real issue is the delivery method. A pill is innocuous looking. It's Easy to say oh it's prescribed it can't be that bad. Most people have be issued them for wisdom teeth ect. So by that nature even mushrooms appear more harmful. Now if all pain meds were administered in a miserable fashion say via suppository or injection, I think it would weed out the need vs want. Frankly I believe meds shouldn't be issued for wisdom teeth or other minor surgeries unless requested through a obnoxious process. They arnt necessary. Without a doubt they are over prescribed making them accessible. But abusing it is a conscious choice and it's easy without understanding the consequences. For you older guys just think about how many people you know who tried drugs other than pot. The chemical hook on these is just particularly nasty.

HBO just had a documentary about it. I know three of the people and some of their family's well. Not something I would wish upon anyone.
