After having our sump pump go at 10 at night when Home Depot was already closed and spending the whole night manually taking water out of the basement by the bucket full till 6 am, I decided to invest in a better and more permanent system.

Installed a Wayne pump with backup pump and battery backup system. They also had the old system setup with a flexible pipe which isn't ideal because of pump movement so I installed hard pipes with a flexible coupler for pump maintenance. Hoping now we will be covered for most scenarios and situations.

 

Wow. Is it typical to have that much water to move where you are at? Or did you have a "weather event"?

We don't have a lot of problems, but I've been thinking of adding a redundant pump.

Only in severe weather really. The basement is poured concrete with two pipes draining it underneath. As long as the sump is working properly it's fine but if the pump isn't working water backs up the tubes and starts seeping in from the foundation. It's usually only after heavy rain but this was snow melting followed by heavy rain.

 

I grabbed it from the shop the other day, I can't remember the last time it was used. My father said it worked last time, I asked if it's been in the last 10 years.

 

Also was grinding glue and fucked up patch of floors so I built so dust collection for this beast

 

I had both of mine replaced because the old style quick change set was seriouslu problematic

 

Is there french drains installed around the outside of the foundation? Just curious.

 

I honestly don't know. Any way I can find out? All I know is when we were looking at the house we saw the sump pump was adjusted too high and the drainage that looks like it comes from literally the center of the foundation is where water backs up if the sump pump is inoperable. The majority of the water always comes from that pipe which goes to the center of the basement.

 

Lots of homes , especially older ones have the perimeter drains piped to the sump pump in the basement which then pumps out the water

Well, I guess the only true way to know is to dig. But not sure you want to do that. Like Oz said, they might be there and feed into the sump pump. Around here there's not a whole lot of sump pumps. But if there is french drains , they are typically piped down to the street. And just drain onto the street.



It might be worth it to you to get them if you don't think you do. They can save you a whole lot of water headaches.

 

I do plan on re-grading the dirt under the deck better as well as digging new drainage for the gutters this spring. Should definitely help alleviate some issues I think. And the house isn't old, built in 94. I definitely don't count on the pump being the end all be all solution though, I would prefer to try to keep the water from coming into the pump well to begin with.

 

Yeah, sump pumps have their purpose. But like you said, I'd just rather keep the water out to begin with. Without digging down around your whole foundation and sealing it, french drains are probably the next best thing.

 

Its pretty much my only option. It's not like the waters coming from the walls, it's coming from underneath so sealing the walls won't do anything.

 

Yep. Good luck with it. You said you'll be re-grading your yard too? That helps a lot, by just sloping the dirt away from the house. That made a big difference for me. I'd get some water in with a very heavy rain or snowmelt and rain combined. Just grading properly solved my problem.

 

To be clear , is this sump in a full height basement ?

 

Being a native of the Southern California deserts, I simply cannot fathom having so much excess water around that you have to build special pumps into your houses to force it away.

 

I have a natural spring flow of water under and around my house that gets collected by our perimeter and sub slab drains that runs at a constant 2 litres / minute , 24/7 365 , it never slows down or stops
