    Yeah full height basement. We have wetlands behind the house (down hill from house) so I feel there is a high water table where I am.

    So even with proper perimeter drains or " french drains " unless you have a way to daylight the sub slab drainage pipe by gravity ( ie a slope in front of the house to allow enough fall for your perimiter drain to just flow out by way of gravity ) or the perimeter drains are tied into the septic main ( old school ) you need a sump pump to remove the collected water .

    Sloping your grade away from the house and making sure your gutters don't drain into the perimeter drains is about all you can do

    In the spring, the top and left part of my back yard is mush. Natural spring runs underground along my yard. Not sure what's worse. Too dry or too wet.

    Haven't updated my ensuite progress in a while . The tub filler has arrived and we're going to install the tub this week which will allow me to finish tiling the front of the tub skirt . I installed all the baseboard and hat trim around the room and we grouted all of the Bianco Carrera in the shower and above the vanity and tub with Custom Polyblend Unsanded ~ Platinum . Today I masked off and grouted the carpet in the shower floor with Mapei Keracolor Unsanded ~ Bahama Beige . The baseboards , shower floor carpet border and floor field will get grouted with Mapei Keracolor Unsanded ~ Warm Grey

    I want to hear this. I've been to tropical countries that use concrete so much more than we do (in North America)...what am I missing? Concrete seems like an ideal building material. ICF block?

    My parents home will have polished or stained (I don't remember which) in their home, but it's still under construction. My own home is still a few weeks away from construction commencement, so I have time to decide what flooring to use.

    All the larger animal hospitals we built have used this. Only issue we had was after we finished one building they had a large commercial washer installed instead of the multiple small ones we had planned for. The guys installing drilled through two lines and killed two loops.

    Mine are hydronically heated , its great

    Yep , it's just a more modern look although you can still soften it with area rugs if you want .
