    to be honest i found a home i want, and i want it bad and i haven't got approved yet but i have a feeling i won't get approved for the amount i want with the truck on the books. so I'm trying to get it sold off to improve my chances.


    that being said I'm talking with our family friend today (who is a lender) to see what i qualify for with it. if its enough i won't be selling the truck at this time...

    Yes, talk to a mortgage broke/lender first. Acquisitions and Extra Cash are also looked at along with Income and Ratios.

    I know that Maricopa has programs to help like the Home in 5. It looks at Debt to Income ratio. If you need a second opinion I can put you in talks with my broker. But honestly if I were to buy a home again I would try to get that 20% down and get a standard loan to avoid the extra PMI payment on a FHA loan.

    As soon as I have enough equity in my home now im going to refinance into a standard or sell it and get another house on a standard.

    And a few things to take note as a first time buyer, for every $5k consider roughly $20 towards your mortgage it's rough estimate but it's close to give you an idea. Then unless you put down 20% you will have to have mortgage insurance which will be between $100-150 until you meet that 20% also depending on the type of loan you get some loans won't let you get rid of it before a certain number years, others are as soon as you meet that % . Just like your cars or rent you will have to have home owners insurance which isn't to bad 400-600$ a year depending on $$$ amounts of home and coverage. Last things would be any hoa fees, then property taxes, all things to budget in to make sure it's not to much house if your worried about debt to income.

    yeahh i plan on an FHA loan for now to start get established as a married couple save money and buy another home in a more desired neiborhood. the one i want right now is in bellemont which is like 8 miles west of flag

    Agreed although the 3.5% down requirement on a fha, seems nice when we ran all the numbers we actually paid more a month just to save that 1.5% over doing a 30yr conventional which is what we went with, and have no restrictions on removing the mortgage isurance, which with the fha I forget but I thought it was like 8 years of having to have it.

    As long as it's not a forever home or you plan on refinancing to a different loan down the road all loans will work, just some loans cost you more rather then give you principal is main thing.

    i don't plan for it to be a forever home but if it's more than 2 years we will refi since I'm going to do the initial loan on my own without her it will help to add her in an her income

    I refinanced last year and took a full 1% off my 30 year. That was when rates dropped to 3.4% for a week. I had my paperwork ready and we watched it daily.

    Heck mines a forever home for the most part, and I want to refinance just because interest rates keep going down I could get another 1% off, but the cost of all the paper work is a decent couple k, so it's that math of how many years until I break even and start seeing a benefit to the refi.

    Adulting is hard.

    Wish they tought this shit in HS man. I got lucky and my ROI on the refi was 3 months. My mortgage broker is amazing at what she does.

    Moab was a total fuck fest this weekend when we drove in so we didn't get to stay there :/ That being said it was super beautiful! So we will definitely be making a trip back. There was like 600 Jeeps there for a meetup and a bunch of people there Bouldering from Friday.
