    I might have to start doing dr pepper and jack...... (Not really) but no. Its not

    I do see the light at the end of the tunnel though. May 9th is my last day of finals and after that all be a free boy to work my ass off to get every one and thing ready for rock therapy and all that fun stuff.

    CO isn't affordable anymore if you didn't get the memo. We have among the fastest growing cities (regional metro) and home prices are the only thing surpassing that because it certainly isn't the economy.

    In all honesty it's a great place to live, but leave the CA politics at the border.

    Dude my neighbor just sold their 2 bedroom condo and got 5K more than asking price. There is no such thing as haggling when it comes to real estate

    I fear, Unfortunately we (Colorado specifically) are heading towards a spectacular real estate bubble crash. It hasn't effected the more rural counties so much, but I think it's gonna really hurt the 7 county metro.

    So long as interest rates remain low and the construction sector keeps up, don't expect prices to drop in the short term.

    I digress, I went through the last bubble, saw some good people lose it all, it sucked for many.

    My sister lives in Dacono. Every two weeks I drive there, there is bunch of construction. Our highways cant keep up with increasing population

    Just from what I've been seeing... West of downtown denver.

    I went through the last bubble in the epicenter... SW Florida where $150k houses in 2004 were selling for $500k+ in 2006 at the peak, then 4 months after that, appraising at $80k, and took 6+ years to get back to $150k where they should have been. I'd say 4 years ago, you could still buy a 3/2 house with 2 car garage that was built in 2006, had NEVER been lived in for 30-40k in SW FL. It was not the prime location, but those were selling for probably $300k 5 years earlier.

    That had more going on, junk mortgages, overpriced everything, defective drywall, etc. Of course, the shit bonds that were being traded before that helped cause the market crash began trading under a new name or designation in 2015. But in 2006/7 ... Even after shit started going down, the "experts" continued to proclaim that all was well. Prices will more than likely still slowly climb, but a little jolt from an outside influence could get things stopped real quick (global economy, election circus..)

    The market seems a little split right now, influx of multi family units, people starting to leave due to rent prices. My place in golden dropped base rents by $100/mo for new tenants in January and there's still a lot of vacancy instead of a waiting list. I've seen stuff in Boulder offering months free due to 30% occupancy of new construction. But at the same time, single family rents look like they've stabilized mostly but housing prices are still creeping up.

    Unless i found something in the mountains for a nice price, I'd be holding onto my money until the prices made themselves cheaper.

    Northern Cali is pretty nice... and I mean about 45 min north of Sacramento to Oregon. completely different mindset up there... it's why they've been trying for a while to separate from the rest of Cali

    When I first whe to CA to visit i almost got shot 4 times in one day..first by the guy at the traffic light that I looked at wrong as I admired his car, second by the guy at the car wash when I said "thank you sir" for my change, he said "what's that supposed to mean" the third time was at Starbucks when I said " thanks, I appreciate your help" guy responded "it's my job" and just stared at me and then the capper. Pulling out of the mall parking lot I tried to wave to pedestrian to cross and they thought I was giving the bird...I had to speed into the intersection as this large mad dude was coming to what I only suspect was to say " go back to Colorado you friendly person!"

    After living in both states I will say CO hands down, AZ has nice parts and cheaper housing but is a shit hole compared to here. Not to mention there is so much more to do here outdoors unless the desert is your thing.
