    Hang in there.

    Took us 15 months. After that long I'd have settled for a tent.

    Rents for us here were $1650 for a 600 sq ft 1/1. So.. we figured we'd see if we got preapproved. We did. After that it was just being in it for the long haul.

    My realtor was fantastic and is a buddy of mine (now, wasn't then). When the woman goes back to work full time or I get a big raise we will move to the next place.

    Currently working on dual kid mod, so we will see. We will be good here for the next 5 years for sure, so no rush either way.

    We're fighting an uphill battle. We both make decent money but we're at the upswing in the market. If we were able to 2 years ago we would be in great shape. Our rent right now is cheap, $1200 for a 1/1 800sf apt so we've been lucky it's stayed cheap. Sadly right now without 20% down (70k) we're looking around 2,000-2,300 for a mortgage and I just can't wrap my head around that. And I certainly don't have 20% to throw down.

    Hm, almost same amount of time driving there without traffic as Stevens Creek, plus a bridge toll. Thanks for the response though, I might just try a couple of the local places and see how they go.

    Yeah i pay 2250 a month for a 1000sqf 2/2 apartment. Ive debated buying but the same deal, i dont have the downpayment. Plus i see all the prices and get massive sticker shock on the prices haha

    We have a less than ideal FHA loan, because we didn't have 20% down either.

    Some places qualify for USDA loans also which allow 100% financing.

    Not ideal, but it allows you to put down what you have. We kept cash in the bank and our out of pocket expenses low, did us just fine. Not ideal, but again, I have a good amount to show for it that's a benefit to my family and I'm not paying more than I would be paying to rent a similar home in Sonoma County.

    no I wish i was. i work for the state and we are tied to the stationary engineers local 31 are union sucks ass. i went non union for my apprenticeship 10 yrs ago as work was slow and ibew had a list a mile long. shorty after finishing that i jump on with the state as i was burnt out on traveling.

    I bought in 2013 but from a buddy in the air force that bought in 2010 and he sold it to me for what he owed so I got a screaming deal. Paid 165 for a 1400 sq fthome that was rebuilt in 2003. Have a quarter acre lot and I'm not in city limits. I suffer with a commute but with a company vehicle it's a non issue and we work all over the state anyways so really wouldn't have mattered where I bought

    Company is talking about expanding to Nevada so I've been contemplating selling and moving up to Tahoe or sparks we have over 100 in equity now

    Rates are starting to climb again, should start making prices come down a bit. I'm convinced the stock market is getting ready to take a shit, so I'm keeping most of my powder dry before we do any remodeling or move again.

    Bought in the bottom of the market in 2012. Almost 3000 sq ft home. My payment is sub $2000 and owe less than $375k on a $1M home. I'm not going anywhere for a while!

    I hope not. We've doubled in growth the past 3 years and look to triple this year closing. Budgets have passed and that's huge for our work so we still look to climb in 17/18. I think the market will level off but I don't think we will see the same crash we previously have seen.

    Its a shame how we get shafted.
    dam that's alot of certs.
    I was just explaining to my boss that they(all the trade supervisors ) should all have osha 30 classes.I took an osha 10 a few yrs back. he didn't even know that was a thing. fucking state workers are clueless. no certs required. non of the sups have been in a trade in over a decade and have no clue how shit has evolved in the real world.Im trying to get on with the county at least they require certs.and there pay is about the same as ibew. State workers are a joke. Cal Trans was a little better about safety but as for certs. still not required as there the state of CA and are exempt from there own laws.

    Yea I've put in a lot of work but it's paying off the more certs I get the more valuable I am so it all works out in the end. My dad took a big pay cut when he went to work for the state but for him the benefits made up for it. Tons of vacation, great medical, dental, and a solid retirement. Also when he leaves work now it's over he doesn't take it home. With all that said what he makes for what he does is garbage. Fortunately he is a supervisor now so he doesnt have to work in traffic as often, but for what they do, and the conditions they do it in, with idiot drivers everywhere they are extremely underpaid.

    As you know the wages are no where near what you can make out in the commercial world but job stability and. Emeritus are typically better
