Weird turn of events on the house. During inspection the inspector noticed the house only had 100A of power running to it. Recommended we upgrade it. We requested it to be done by the seller, and he came back and declined that. We decided 100A is sufficient since the house is gas, heated and appliances, so we took that off the list. All of a sudden he comes back today and offers to split it 50/50 with us. So half price 200A electrical upgrade. Works for me.

If you have gas heat, water heater, range, etc 100a is probably fine, but since they're splitting the cost to upgrade the service go for it! That's awesome. I have a 200 amp service and electric heat and it's plenty.

Yeah we'll end up coming out of pocket like $1400 but it's better $1400 now than $3000 in 10 years or whenever we go to sell.

100amp is all fine and good until you add MIG welders, post lift and plasma cutters!

I love how the inspector can look at a panel and know it is not enough without doing a load calculation. Too many check box inspectors.

He looked at the panel, meter, entry wires, and wires throughout the house. He was pretty good. Said it was sufficient but recommended upgrade. 100A would work for us but if the seller is going to split it with us we might as well do it now.

If it is sufficient , and no loads are being added there is no reason to upgrade. IMO, there is no reason for the seller to pay for something that is possibly never going to be used and only benefits the buyer. This is like asking for Toyota to pay for upgrades to tires and suspension when you buy the truck.

It is a nice plus for you, but possibly money wasted.
