Radon testing got started due to a family that lived near Boyertown. They built a tight new house and moved in, family started feeling sick all the time. He worked at Limerick nuke and was familiar with radiation sickness symptoms. One day he went through the radiation detectors on his way IN to work and set them off. The rest is history.

Short version: radon tests can be a good thing. Remediation shouldn't kill the budget, all it usually takes is some ventilation of the basement area. I'm not saying there aren't scammers, just that it's not entirely a scam and can do some good.

I had my house tested before moving in and it was one of closes that if it fails I don't have to buy it or they have to fix it. It failed and they paid for install but they did shitty job. Just enough to pass it. I'm gonna do more piping to get level down. I have digital one that I can check levels

The testing company has 2 things hanging from the basement ceiling that look like black tuna cans. As much as people say it's there to help I won't be convinced. If it was such a huge issue as radon companies, home inspectors and Realtors make it out to be the test would not be optional. Also from browsing around the system is no more then a pvc pipe that goes from under the basement concrete slab to the roof with a fan hooked up to it to draw out the life threatening radon gas from the basement. As simple as that sounds it needs to be installed by a certified company who charges about $1500 for some pvc pipe with a fan.

Yeah just creates negative pressure under slab that's all. My dad had his above level and installed system himself properly with cutting concrete and putting pipes. Levels dropped x10

Rust on the electrical panel/circuit breaker, says I need to have someone else determine if it's acceptable or not and replace if needed

The slope of the main waste pipe may or may not be out of code, says I need to hire someone else to look at it and repair if needed

And something about the floor joists, same deal hire someone else to look at it. I need to add that the house is over 100 years old

That what at fuck did he do? He should know if that's code or not. If that's job he does then I can do same shit. Go around and point and say hire somebody else to look at it I don't know if it's ok or not. I'd ask for ur money back if u paid for it

^^^^^^^^^^this, seems to me a home inspector is a Handy man with a license.
The morgage company wont give you money without home inspection, but if he gives "your all good" and all is not good he is not responsible.
To me home inspectors and public adjusters are in business to help you get MORE money out of someone that otherwise you would not get. Just my .02

My friend and former co-worker ended up working for a home inspection company. On one property, he missed a rotting staircase. After the owners purchased and moved in, they discovered the issue. Inspection company ended up making good on it and paid me to build an install a new staircase.
Not saying all or even any other companies would do this, but in this instance they made good on their mistake.

I would be concerned with rust inside the electrical panel. More so because it is a sign of excessive moisture. An electrician should probably look at it.

The main sewer line only needs to be sloped a minimum of 1/8" per foot as it must be at least a 3" pipe. Also needs a clean out before it goes through the foundation wall. That you can check yourself with a level and a ruler.

I would complain to the inspection company and get your money back.
