    That is good on that insurance company.
    This is me speeking from my own experiances.
    To me you need a "friend"in every business to give you a true assesment on each aspect of house.
    So.....If i ever by another house guess who i am calling to look at my Staircase....

    No problem. I actually am well versed in all aspects of construction, so can do an unofficial home inspection also.

    I've got a plumber coming to took at the pipe, can anyone recommend an electrician in York County and someone to look at the floor joist?

    Ur box might need to be replaced anyway if its original or has screw in fuses because insurance companies will not insure ur house couse of it. I had to replace mine before they would insure it

    Maybe call ur township and ask them who is approved. I can check company who did my inspection I'm sure they have people in that county

    Which is complete bullshit because circuit breakers do go bad and can fail to trip, whereas a fuse basically by design cannot fail to burn out

    Yeah probably but I wanted 200amp service couse I was switching from oil to all electric (water heater and heat pump). My friend is electrician so he did that for me anyway

    My old house had a 60 amp fuse panel when I bought it. Now has 300 amp service (200 on house, 200 in shop/garage).
    Modern breakers are all good. Older designs were problematic

    I got ahold of an electrician and I'm getting the whole panel replaced.
    I have a plumber coming to look at the angle of the dangle on the drain pope
    Now I need to find someone to look at the floor beams

    I'll get him to look at it, but I think it's because the basement was not finished and was very damp, the box has surface rust on the inside and outside.

    The house is over 100 years old, at some point a previous owner propped bricks under some of the beams, the note from the inspector says "beams in basement do not appear to be properly supported "

    I think supports for beams been do to be supported from poured footing or something

    Lmao. They may not be properly supported but unless they are cracked or severely bowed, I do not see any issue.

    My floor joists in my kitchen are supported mid span by rocks. 2x6 -16' long too. Way undersized
    Been that way for 7 or 8 decades
