    Got the gas mileage down to 13mpg! Modification complete
    Never mind I re-read that...sorry I am a visual person...lol... I draw pictures at work of what I want.

    Making a window wider , so rough opening for the window needed to be larger which reduced the adjacent shearwall panel by 2'

    Shear walls are something we don't deal with here, always neathe to see the changes by location and adaptions in building

    There are 3 different shear wall conditions ( build schedules ) and a total of 12 shear wall panels in this house

    We are kind of backwards here...I work with commercial materials all the time, they would have served a good purpose in residential construction.

    Thanks! We were in Roxborough/Manayunk. Loved the area - could walk to Main St, a block away from Wissahickon Valley Park/Forbidden Drive, and parking for two cars, which is huge in that area. Plan to get back into flipping either out here in AZ or if we move back to Philly. Wife's job paid for all of our relocation expenses to move out to Phoenix, including all closing costs & taxes on the house sale. Worked my ass off on that place, but we were under contract in less than a week for above asking price and selling it put a 2017 Tacoma in the garage and a nice down payment on whatever we choose next. :D

    I am having exhaust fan woes. Recently the one in the master bath quit working. I removed the whole motor piece and cleaned it up some. I plugged it into the wall by the sink and it spun just fine. Plugged it back in the ceiling and it wouldn't work. I tried plugging my iPhone charger into the ceiling and it lit my phone up to charge immediately.

    Is the plug losing juice somehow to power the motor? I have the $5 ohm meter but not really sure how to use it. Any help would be appreciated.

    It's about time. This is starting to look like @scocar 's "build" thread

    You can try opening the fan motor plug by bend the prongs outward slightly. It sounds like you have a bad receptacle in the box. By bad I mean loose.

    curious, am i missing the inside walls or will the whole interior be poured concrete? ....Living on a sandy island, i've never seen a "foundation" like that. I guess that would be close, yardage of conc wise, to a 8'-9' x 8" poured foundation?....

    I'm in the midst of remodeling my master bath. I've layed plywood on the floor and will be putting cement board on top of that in prep for tile. While watching a remodel on TV I saw a contractor laying tile directly on plywood (in a bathroom). Since grout is not water proof this seems very wrong. Is this an acceptable practice?

    We build the inside walls after we have the rebar grid all grouted and tied up

    I always use Schluter Ditra , its better than using concrete backer board

    While Schluter may be preffered it's not readily available here and it's damned expensive. I know there are benefits but cement board works just fine, is easy and cost effective. I'm using deck mud, a water proof membrane and special drain for the shower.

    I thought hard about in-floor heating but it adds height and the bathroom floor will already be higher than the hall floor. The bathroom was originally built with vinyl flooring; adding cement board, mortar and tile raises it up. I'm trying to minimize the difference as much as I can...

    In a home with solid framing it works. But there are much better methods available today, backer boards, uncoupling membrane. Ect.

    @OZ-T have you used wedi yet?
