    Got the gas mileage down to 13mpg! Modification complete
    Maybe, I am in the few... but I don't lock my doors, and the keys are in my ignition. So what do locks matter anyway?

    Totaled but still alive! Frame 2.0, Fog lights anytime, Seatbelt reminder delete, Secondary air filter delete, LED bed lights, Running boards, 2017 Rims, Ultra gauge, Cup holder/consol/glove compartment lights, Interior LED conversion, Blue Sea aux. fuse panel, fuse panel mounting plate by Yotamac, ProEFX heated towing mirrors, LED engine bay lights, Redline Quicklift Elite hood struts, Wet Okole Heated Seat Covers,m, Rear bumper 2.0, Decal free visors, Washable cabin air filter, Overhead consol auto dimming override switch, BulletProof Fabricating Skid plate, 2lo module.
    When we pulled up the carpet in our house we found maple undeneath with varnish that looked 1000 years old. It clogged the sand paper unbelievably fast.

    Thanks! I'll have to check those when I get home...won't open up on my computer at work. Manayunk is very hot for rentals, but comes with the downside that most of them are groups of college kids who don't give a shit about your property. On the other end, if you can get a house for cheap and do a cheap and crappy cosmetic flip, who cares what happens to it as long as the rent keeps rolling in....that seems to be the mindset for most landlords in the 'yunk. Even if I didn't move to Phoenix I would've sold in a year or two. I flipped it "too nice" to rent in that area.

    I wish I could give you a good answer, but I've only technically done one "flip" on my own and it was the house we lived in. Out of college my wife and I bought an inexpensive house with good bones in a hot neighborhood. We lived there for 2.5 years. In that time invested under 20k in high end Kitchen, Bath, Basement, AC, among other things. I did all of the work myself - nights & weekends. Sold it in December and pocketed about 90k in tax free cash, approx 70k in profits when you factor in improvements and other expenses. It would have been less if we didnt sell through my wife's company's relocation program, as they reimbursed us for sales commissions and transfer taxes. Renting in Phoenix for the time being since we were too unfamiliar with the area to buy right away, but I plan on buying and doing the same thing again, and then branching out and investing in properties to flip, and properties to fix up and rent. You also take a big hit if the house being sold isn't your primary residence for at least 2 years, because then it's considered an investment and taxed as a capital gain, whereas after two years, the sale of the house is tax free (up to a certain limit).

    Walnut, 275 per 9' by 4' by 2" thick I have great connections.

    might be it came assembled. Sink was a last minute addition, I'm happy with the sink hate where I had to stick the faucet but it works and the owner is happy

    Probably put the faucet where the customer wanted it....and it was a small faucet, so you are kinda limited with spacing...I believe there is a standard spacing

    Looks great! I have similar handles for my hardware in my house. Depending who you ask you will get a different answer.
