    Hey OZ?....I have a question what do you know about irregular roof combinations on pitch? I have a 7 pitch now and am adding a 32' x24 garage. It will be a hip roof, I was thinking a 10 pitch would look good. I haven't done the math on it yet but I want the garage roof to drop about 2' lower than my existing. Trying to give the house some dimension.

    It's the weight over time that would concern me...I have seen concrete do some weird things.

    How deep are the overhangs and will the walls be the same plate height ? ie rafter birds mouths are at the same elevation ?

    The span is self supporting , like parking garages , same thing

    It's called a Texas Ranch....I can give you a pic. Of my drawing...it's pretty much open concept in the center with 14' cathedral ceilings. Kids bedrooms and bath on one end, master bedroom,office,walk in closet and master bath on the other. Has a two car tandem garage in the basement and workshop, also has enough room for a spare bedroom utility room and extra bathroom. I will put up a more recent pic but the house is 64x32 which is a little over 2000 sq ft you get about 700 extra sq ft,minus the garage in the basement.

    Really like the looks and sound of the layout. We have a piece of property that I bought about 5 years ago that we hope to build on this year. The house looks very similar to one we like. Do you think a large single door garage big enough for 2 cars would be possible in the lower level with this plan. Love to see anything you might have on this plan. Thanks for the reply.

    Just have to install the hardware and toe kick panels and the kitchens done for the most part. Backsplash will probably be white subway with grey grout when funds allow.

    Sorry...sidetracked...plates same height, same elevation for rafters. I will have a step down into the garage, monolithic pour...I will cut down ten footers to meet my plate height...my house has 9' ceilings so shouldn't be a problem.

    Well the facias will only be 3" lower per foot of run on the 10/12 vs 7/12 pitches then

    2' elevation drop would require an 8' overhang unless I'm not understanding your question

    I do try to keep my garage door closed unless it needs to be open for ventilation. When I had tools stolen from my garage, my door was open as I had been back and forth from the back yard to the garage grabbing tools for a project. The cabinet and pad lock is what I am shooting for.

    Hey @OZ-T wasnt it you that recommended the Dewalt tough storage system?

    In general trying to find out if the wall mounted version locks.
