    Carson City, Minden and Gardnerville are all great towns to live in. They are not little country towns with no grocery stores. Gardnerville has its own super Walmart with a grocery store in it and Minden up the road towards Reno has another Walmart. There are also home depots and food places and pretty much everything a big city has but in a country living environment with yes 4 seasons. Reno is not that bad as long as you figure out the area first. As with all big city's there's a not so good area and a good area. SW Reno area is nice with lots of older trees and such.

    I live in Elko. Perfect place to get out and explore in less than an hour! Lamoille and jarbrige are very close. Good community too. If you're looking for something smaller, you always have wells, spring creek, and lamoille!

    I noticed Elko, right there on I80. Looks like it's easy to get around. From a housing availability stand point is there much available?

    That's what I like. Some of the city offerings without the city. To be able to go into town for good pub burger and maybe a craft beer but then be able to retreat to the suburbs. I noticed that East of I580 there looks to be some reasonably priced land. Just didn't know if that was because it was an undesirable area though.

    I think I'm going to go with the 6112's and 5160's. I'm just doing a level but I like the compromise between the 5100's and the full on coilovers.

    580 is also 395. East of there in the Reno area, the land is pretty hilly, rocky and barren. If you google earth it or street view it, it will give you a better idea of what it looks like. West of 580/395 is towards the mountains and lake Tahoe and you have more pine tree coverage and such. If your using zillow, use the satellite map to get a better view of the surrounding area.

    Many Thanks. Just a quick look with Zillow and it seems Minden and Gardnerville are little more pricey then some of the other areas. Guessing the rocky/barren aren't as popular although there are some rather high end looking homes out there.

    Housing is booming right now with how well the mines are doing. Always new houses being built.

    4 years ago, all the houses were in the mid to high $100's. Now they are all $300+. Sucks! I've been watching the market and it seems like the Minden/Carson area is dropping in price lately. Not a big drop but still a little drop. We will see what this year brings.

    So Elko is a growing area. Would it correct to assume that land and houses have seen an upswing in prices recently?

    Gardnerville is nice imo.
    25 mins from the lake, small town feel but not too small, beautiful area and the people are friendly. Housing has gone up quite a bit though as mentioned already. Glad I got in when I did.

    The Rancho's are nice. I wouldn't mind living there.

    It seems like it varies street to street in the Ranchos, some areas nobody takes care of their places and leave trash all over their property and then around the corner it's really nice. The north and northwest sides of the Ranchos are a bit nicer.

    They are, they've always been high but housing is in demand. The area is constantly expanding. You have more land out in spring creek, more land but higher prices in lamoille. Elko's about moderate but no driving "into town" for things

    If I had to pick a small town to move to in Nevada, it would have to be Wellington/Smith Valley. I have a buddy that lives out there and I love it out there. If I become rich so I don't have to work, I'm moving out there.
