    For those of you who are homeowners

    I need thoughts on 2 topics:

    1. What are some of the "surprise" expenses you encountered during your purchase/move outside of the normal inspections, closings, appraisals

    2. What are some of the "things" you need to purchase that you normally wouldn't think of? Like I realized the other day, that I've been in an apartment for the past several years so I'll need to buy a lawnmower. What else is a must have addition for someone going from apartment living to homeowner?

    Lawnmower, yard tools, leaf blower, weed eater, Storage for garage and attic, furniture (lots of furniture), cleaning supplies.

    Keep in mind termite inspections/treatment, life of HVAC system(s) and roof, painting, appliance age / condition.

    Just went through all this crap a few years ago and ended spending A LOT of money right after moving. I was in the same boat as you, apartment living to home owner. Spend the $$ to get a good inspection and ask for everything that's reasonable.

    I actually have most of the hand tools such as shovels and rakes...but not a mower. Won't be much in storage to begin with as I'm throwing a LOT out and I already have some rubbermaid tubs for storage currently.

    Inspection is obvious (i'd hope)..I have a friend who does the full gambit, HVAC, termite, and roof. The house I'm looking at had the HVAC and kitchen appliances (stove, fridge, dishwasher, and microwave) all replaced in 2015, both hot water heaters replaced in the last few years (can't recall when they said they did it) and depending on my offer...may have new flooring in the bedrooms and new paint in the entire house. It also has a new deck on the back and from my untrained eye...everything appears to be in good shape. No obvious water damage or blatant foundation issues.

    I've actually lived in the house so I know how the yard and surround area handles large storms, and several trees have been cut back to keep limbs away from the house. The yard has a good spot for future shed construction, no HOA covenants etc, woods in the back with a 4wheeler trail.

    I've got a good realtor who's 100% in my corner. He was my roommate at the academy, so not a ton of RE experience, but enough that I feel comfortable and I know he's not gonna feed me anything that's bad.

    In addition to what @Tiger14 already mentioned, get yourself a home warranty for all those surprise repairs that come up if your buying anything other than a new house. Personally, I have American Home Shield (AHS) and they cover everything inside the walls for like $55/mo and a $75 deductible each occurrence. One major repair/replacement and you'll get your money back.

    I would add:

    new/ replace window coverings, garage door opener, washer/dryer, fridge, potential duct cleaning, paint/supplies, ladder, gutter maintenance.

    Be prepared for all initial utility bills- depending on billing cycle and/or any deposits.

    Once in the home- you may want to make improvements too. :)

    Good call...window treatments will be needed probably...garage door opener meh...I won't be parking so as long as the wall one works I'm happy...washer and dryer are GTG from what I know because I'm using them currently and they work...fridge is newish (2015) and top tier Samsung

    Duct cleaning is a good call, paint and supplies likely, I own a ladder, gutters I'll check, but can clean myself

    Tribute to the original hertz GT350 "rent a racer" from the 60's. they used to have to put a special plate on the motors because people would rent the cars for a weekend and swap motors to get a factory Shelby motor for the cost of a weekend rental.
