All the rooms will have a "comms box" with coax , LAN and CAT5E cable

There is cast in 1 1/2" XPS styrofoam in the foundation under the framed wall that provides a slab edge insulation and our code calls for 2 1/2" XPS (or equivalent) styrofoam insulation under the entire heated slab area

Before shots demoed them this week, all the stops are pulled out on this one. Ditra heat in all 3, heated towel racks, linear drains and very cool tiles. House is 60 years old. Very well built. My father actually did the bathrooms before. So it's cool for him to see that everything he did lasted and was solid. It's also ballooned already into redoing the deck and a outdoor ba/gazebo.

The main roof pitches from that wall to the front wall which is about 9'

I did a repipe of a 760 unit apartment complex in 1995 one building (38) at a time. Moved every resident out of the building and in 45 days later moved them back in all completed drywall, paint and cabinets, water heaters and carpet....

What's with the two 'wings' on each end that don't seem to close anything off? Are they there specifically for your shear requirements?

They are being used as shearwalls but they are there to provide outside covered area

The beam that will go on the front columns is the same length as that back wall , 80' 3 1/2"

You can see the corresponding concrete pier in the first pic

Okay ...I see the architect/owners vision...cool. Plus lots of glass and open feeling. No wonder you took this build...it very Frank Lloyd Wright.

A bit hard to see in this pic but we got about 90% of our front walls framed today , will block and sheet them tomorrow

Filling in spaces we won't be able to get at later with XPS styro prior to sheeting application
