So any of the TW NorCal seasoned 'Flip Kit' veterans care to send me info and/or down to organize a mod day to help me with said flip kits?

My HOA doesn't allow for the use of loud air tools so I gotta do it fast, but wanna make sure I do it right.

 

After looking at these pics i really regret puting in new sod and not going drought freindly. Thats one of the best DF yards ive seen. Update. Its sat. Night in maui and im felling like life cant get any better. Everytime i come here i want to look for a job and stay forever. Even after a whole day of shoping with the wife i cant stop smiling. The veiw is awesome. The sound of the waves crashing,is something i just can't find words to explain.

Glad you're having fun man. Never been there myself, but everyone I've ever talked to says the same thing - fuck coming home.

 

It's a love/hate relationship. Keeps the neighborhood extremely clean and quiet. Also, its less than my utility bill and it includes all of my TV, phone, a full gym and 3 pools at the 'club house. I don't mind it. My buddy pays Wayyy more than that and it doesn't include jack.

 

Ted if you come down this way for that, I have a TW and #EAF sticker still here in my garage for you.

So I'm sitting in my daughters room putting her to sleep and I keep hearing these random noises and like short Facebook videos from my bedroom (where my wife is supposedly sleeping). Goes on for about 5 min before I finally text my wife to see what's up. Well she put her headphones on (the baby is sleeping next to her) but never plugged them in....

Sometimes I pray our don't take after her in certain traits. Haha
