    Pretty sure inspector said 400, and it is a big property to two different AC systems, 4 bed/3.5 bath, numerous exterior floods. Owner was also running four freezers in his garage for all his dead ducks.

    I live on a fairly busy street, by Benicia standards at least. Because of that, sweeper comes by every week. Just never have the cars moved. It's not SF where they ticket, you're just SOL if cars are parked there. Results are amazing! Anything that saves me time and effort, for no additional cost, is though.

    Yea I would bump the rough estimate to 2800-3500 but like I said there are still a lot of variables involved and without seeing it in person and opening it up it's tough to say. But the above ballpark should give you an idea

    OK, great, that's really helpful and is within the range the home inspector said, and he seemed a real straight shooter on everything else. The interior condition was really good, clean , labelled, and had additional remaining breaker capacity. It seems the real issue with these things is with the aluminum bus bars and their condition, which of course requires an electrician to dig in a bit to reveal if there are signs of corrosion or pitting from arcs etc. And that the breakers are really expensive now.

    Any chance you could inspect this professionally between, say, now and Monday? :D Eastern edge of Fair Oaks, near Hazel and Madison.

    I imagine you work for a company that would require scheduling, etc. to do it legit for a real estate deal and documentation. Lemme know if this if even a possible thing.

    I've been off this forum for too long. I need to start paying attention. By the way, anyone know of a good place to get an m8000s? Amazon was my first option but if we have any local vendors to support I may throw money their way instead. That and an Arb air compressor.

    @Drtgrl or @jAndyMendo have either of you been up to Pinecrest recently? Where is the snow cut off at these days? Going on Tuesday, but staying in Twain Harte and I doubt there will be snow at this time there.

    No snow in Twain Harte. Maybe hiding in the shadows in cold spots.

    I'd say long barn is pretty much the snow line but it's changing/rising with all this warm weather...

    I don't think Dodge has seen freezing temps all week. So prepare for slush!
