@lanestaco Merry Christmas. Let's go scheming to get the neighbours' house condemned so we don't have to look at them.

I feel for ya, but get some perspective.

Has the new neighbour done anything horrible to you yet or are you just so mortified that someone had the audacity to put a mobile home on property that isn't yours? If it's too close to your house... then your house it too close to your property line. Build a fence or plant some shrubs. This is why most people live in subdivisions if they can't get a nice private wooded acreage. Peace of mind.

I don't know why you feel so entitled on a 2 acre lot, as if that is some guarantee against seeing neighbours' houses (granted - this isn't a nice one). If you're not in a subdivision that prohibits shitty little mobile homes then what do you expect? You probably bought that 2 acres cheaper because of the shitty lot next door. Get to know the guy who moved in next door and treat him like a human. That always seems to be the best course of action in rural living. If he's a dick - go ahead and treat him like a dick. If he's a nice guy but has less money that you and wants to get those kids out of a shitty apartment building, then maybe he's doing his best and he'll be a good neighbour.

If it's a rent to buy situation, did the land owner tell them where to dump the home?

Have you considered offering him some cash to move it away from the property line? (incentive and to cover his time and expenses).

I don't know. I'm as cynical as the next guy. Maybe I've just been watching too many Christmas specials.

Be careful there, if you lose a chicken, you have to prove it's because of their dog.... don't rule out wild animals making their way onto your property.

Neverstuck, you are making false accusations and assumptions, calm down man. The OP isnt trying to get the neighbor kicked off the property, it's about making sure they follow the same rules as everyone else. He has said multiple times that he plans to talk to the neighbor himself before getting anyone else involved, that is the proper approach, and in most cases, the most effective. There are many possibilities as to why the mobile home might be located where it is, he won't know until he talks to the dude.

Not really. I re-read the posts and most of the harshness was coming from suggestions and not the OP himself, but after looking for legal ways to have it moved or condemned, the next course of action will be reporting it to the Health authorities. First course of action is a polite conversation, right? How will that go? "I notice this trailer's in horrible shape. What do you say you do the neighbourly thing and burn it, move it, or bury it?". I don't see a polite conversation getting the OP what he wants. I guess the comment that he will kill a docile friendly dog that walks onto his property without knowing any better or doing any harm put a bad taste in my mouth. I can't imagine that.

Ultimately the owner of the neighbouring property can do what he wants with it and with no building/zoning/eyesore regulations in place, I think OP is acting a little too offended and entitled after knowingly buying a house that is 50 feet from a "scrap yard" that has been there for years, and is 50% larger than OP's property.

I can't imagine living in that trailer but there are lots of people who live in worse.

I definately see where you're coming from regarding the dog comments, and also couldn't imagine a rational person shooting a dog for simply trespassing.

As far as the neighbor goes, if it were me, I really wouldnt want someone dumping their untreated sewage next door to me because they didnt get the proper permits for a septic system. Not sanitary or healthy for him, or me. I also wouldnt want the too-close trailer to collapse onto my property and become my problem if the owner abandons it (this does happen). I also wouldnt want the location of the trailer to block acces to install/repair existing/future underground or overhead utilities.

I agree with you that someone should be able to use their property as they see fit, but only if certain basic rules are followed. There is no way the OP should, or could, tell the neighbor to get lost. He should just find out what he is up to for now, there may be good and legal reasons for the trailer being located where it is.

Currently dealing with another issue that is affecting all of the neighbors at the moment. There are two wild dogs running around attacking all our dogs down the road. Hit two neighbors so far, and the neighbors saw it antagonizing my dog through the fence while we weren't home and ran it off. Good times!

Neighbor across from us has opened their door in the morning twice to find it on their front porch.

I hate my fucking neighbor. He is maybe mid 40's and will call the police at 1:00 pm on a Friday over minimal music. On a nice day I will go wash/wax clean inside then cops come. They came one day because I rode my motorcycle in my driveway too many times. I installed a basket ball goal right outside their bedroom window just because.

Neighbors, some are great. Others, need to grow up! I just put up an 8' fence between mine.

This thread makes me appreciate my neighbours, or at least the distance between us. Both are about 500 feet away, through scrub brush/forest. I can hear them sometimes but not often. One side used to do a lot of target and trap shooting, but not so much now. Scared the dogs, would scare me too if I was outside. Solution was to buy some guns and join them.

I seem to get along with everyone on the road, even when they don't get along with each other.

How goes it with the new neighbours OP?

Well, they're still working on improving the inside of the trailer. They used some old soffit as skirting around the bottom of the trailer.
I never noticed them have power hooked up to the trailer, but somehow they have lighting. I'm monitoring my electric bill to see if they're using my power.

They were banging away on the inside of the trailer until 9:00 PM the other night, which sounds like they're working right next to the windows across my house...keeping up my 10 month old. I was glad they stopped then, because I was close to asking them to quit for the night.

Yesterday, my wife calls me at work to tell me one of the workers threw a hot dog and buns over into my yard to get my dog to stop barking. That is never okay... My wife told them to never do that again.

I have all of the supplies for an 8' wood fence on order and should be arriving sometime this week.

They still haven't set up any sort of septic system...so I'm curious what they plan on trying to do.

Oh...on another note. The land owner told my wife he has a bus buried not far from the trailer house. Can see the roof at the ground level and everything. How that's safe...I don't know. Especially if this guy is going to have kids running around.

All of the workers smoke like chimneys, and flick their cig butts into the tall brush. Just hoping one day, one of them is still hot enough to catch fire...

When I first saw your picture of the trailer, the first thing I thought of was your electrical and cable/dish being tapped. Definitely check around your house to make sure they're not tapping into your electrical. I've heard of people being really good at connecting to neighbors' electrical without it being noticeable.

I have cool neighbors to the east and north of me. My other neighbor is the HOA president. He used to be really cool, but now...annoying. He makes rounds through the neighborhood and points out every little thing that annoys him, but no one else. I know he hates when I work on my truck in my driveway. My other neighbor has a Tacoma as well and works on it himself. It drives the guy crazy.

Definitely don't have to worry about him hacking into satellite or anything. I just use rabbit ears for TV. I don't watch much, ever.

The power though, I'm kind of skeptical on. I knew I had a high bill coming when we had a few solid weeks of temps down in the teens, but it has warmed up, and my heater has kicked back off quite a bit...but my bills haven't gone back to what they were. Watching one or two more before I do some questioning/investigating. I know it could be a possibility, because my acreage used to be a part of that next door, but it was split off and sold in the past. So, a link in the electrical somewhere is possible.

Any tap would have to be between your meter and your load centre (fuse or circuit breaker panel). Meter on pole away from your house? Worth a look.
