    The realtor sent me a message that says it's over 100k under appraised value. Catch is, mineral rights aren't included and there's coal under it. If coal prices go up, buyer gets pushed off property.

    Yep. My eyes lit up when I first saw the ad. I called first thing. The realtor said they were legally required to make "full disclosure" . they said it is in a family trust now and they expect someone will buy it as a hunting property. Not much likelyhood of being developed. He is sending me info on the property and a few more like it in west Tennessee and Kentucky.
