    they CAN be... but they also ensure that my next door neighbor doesnt paint his house blue with 3 el caminos sitting in pieces on the front lawn.

    My HOA in Colorado was pretty lenient... they didnt care about working on your vehicle as long as it wasnt an eyesore, sitting on the street for over a week, or disturbing other people / leaking fluids onto other peoples property.

    that being said, I read it cover to cover before we closed on the house just to ensure I could do all the mod parties / 4x4 stuff that I wanted haha

    I stand by my statement. I will do whatever I want with the property I paid for with my hard earned money. If I have neighbors that use their yard as a junkyard then that will be incentive for me to move and get more land where I can't see my neighbors.

    I don't qualify for any of those things. Don't know why my neighbors are sticklers. Im going to continue until the HOA says something.. not my neighbor saying people are talking.

    i see your point.... however picture this scenario:

    you buy your house for 500k, youre super excited.... you love living there, then someone moves in next door, buys the same house as you... spends $500k

    then, they decide that they want their property to look like it came straight out of Alice in Wonderland, so they are painting everything weird colors, gold statues, etc...

    all of the sudden, your house is worth 425k (or less) because no one wants to move next door to the god damn queen of hearts.

    all of the sudden, you cant AFFORD to take a 75k - 100k hit on your house so you are upside down on it. So you decide to do the natural thing, stay for a few years, pay down your mortgage until you can afford to get out from under your house.

    well 3 years later, youre just about there, when your other neighbor decides to open his own chop shop out of his garage.... there are junk cars and scraps everywhere.... suddenly your house just took another hit, then he invites all his buddies to come to the neighborhood since suddenly, you can get a house in the same neighborhood for 350k.... so on and so forth....

    that is why I dont mind some HOA / guidelines (obviously David is getting screwed) but not ALL of them are bad.


    I would get a copy of the HOA, and go through it with a fine tooth comb.... see exactly IF you have broken any laws, and be REALLY familiar with the sections talking about cars and trucks. that way, you are fully armed to know exactly what rights you have and are allowed to do

    I would look into your official HOA rules. They try to do this shit all day to my rents in their neighborhood, but many times they just try to force laws that don't exist in the code so rents give no fucks. Not sure how your HOA works, but if they have to vote on rules, I would be curious if they have any rules at all about working on vehicles?

    If there isn't, then you can just simply ask for the location in the HOA rules of where it is so you can understand and then comply.

    Most HOA rules say you can work on your vehicles as long as they are in your garage as just about all HOA's have no control over occupied space as a garage is occupied space....

    My takeaway... don't live in a neighborhood. My parents actually went through something similar recently. Thy bought this brand new house that was the nicest they've ever had in their life, their forever home. Then a house was built on the lot next to them and the people that moved in didn't now the grass and had crap in their yard. My dad had a few talks with the man and even went over and cleaned out his yard, piled everything in front of the mans garage, and mowed the mans grass without the dudes permission because my dad was so pissed. My dad finally had enough, their forever home was going to be by a junky neighbor... so he and my mom decided to sell after only living there 2 years, and buy a house with more land. He mowed the guys front yard every week until the house sold and they moved to a place with 10 acres.

    I get your point, and I see how they would be beneficial, but I'm liberty and personal property with as little of regulation as possible by the government, and any high and mighty HOA government. I will never by a house in a neighborhood that has an HOA, that's just me.

    Honestly if I had to guess, its the easter weekend and folks might of wanted family to come by. They could of been banking on those few "visitor spots" being available. All of a sudden, they are taken up when they can tell that the taco guys are here for installs instead of for a easter weekend.

    I would bet money, they are just trying to scare you about this and voicing their shit because its an HOA. Like I said though, I wouldn't do shit until someone points EXACTLY where this is located in your HOA guidelines. Till then, its just people being butt hurt.

    This is the one beauty of HOAs...they have to make their own guidelines. Just because one community has rules on it, doesn't mean the next one does if there is not a need to create/enforce a certain rule.

    My rents HOA is unique though in that they play this "I am honorary engineer/architect" which is fine, but they try to enforce more rules that don't exist and barely even know their own mandates on shit. Hopefully yours are more compliant and understanding, but the HOA I deal with has almost no sense for modernization in house equipment or the fact that safety has new improvements since the 1970s. Sadly though, I have noticed many of the HOA enforcers are your annoying grandmas that few like.

    oh wow that sucks! i agree though.... I wish I could have a job that didnt require me to work in a large city. I would buy 40-50 acres and never talk to anyone ever again. haha

    I requested the bylaws to look over myself.

    I cant work inside my garage. Truck doesnt fit. Therefore I will work in the driveway. Not all houses are the same. There are 1 car garages houses, and 2 car. The 1 car garage houses are part of a special program in Loudoun County, for people that do not make the average for this county (around $130k) to be able to purchase a house. Usually the people that buy the houses are families, with more than 1 car. The garages in this neighborhood do not fit a "normal car". They would barely fit a smart car. So these people have to use the "visitor" spots, which is perfectly fine. The visitor spot issue is completely different. The people (families) that have 2 car garages/driveways put one car in the garage, and have the rest in the visitor spots. If all the visitor spots fill up, then people will be forced to park on the main street coming into the neighborhood. Some people dont like this, because they would have to use their legs and have to walk to their houses. OMG.

    Back to subject. I havent gotten anything official, so for the time being, I will continue doing the same thing. The neighbor that is "complaining" has already sold their house, and are retiring and moving to Florida. I dont know why they choose to pick on the little guy. Also a note I want to put in, they seem appalled every time I work on my truck. But then again, they pay for their lawn to be cut, lease their brand new Mercedes, have a home security system, have cameras, have maids come through. They probably have never exerted themselves. They see me washing the truck and want me to do theirs for free next.

    I got my house because I wanted to mow my own lawn, paint my own walls, do things myself. And as another thing, I cant afford to be paying monthly for a home security system. (well maybe I could, but truck priorities DUH!) I dont want to pay someone for something I can do myself.

    Rant over for now.

    for ADU, there are different tiers. I qualified for the 1 person one. After you are in, you can make whatever you want, and they wont kick you out. I make over the limit now. For you, you might qualify for the 3 person one, if your wife isnt working. Thats for the money part. There is also a tier for where you work. If you live in Loudoun County and work in LC, then you are top choice. Live in LC, but dont work here, then 2nd choice. and so on. So someone that lives and works in fairfax county, could buy here, but they would be 4th choice.

    I could make 2 million a year now, and still be in my house. The ADU house would need to be your primary residence. I could buy a condo (or a shop) and go work on stuff there.. but Loudoun County is the richest county in America, hence having an ADU program to help those that cant afford to buy here. :frusty:

    I'm not even close to qualifying at the 3 person.... hell, I'm over the 8 person household qualifications...and it sucks, I make slightly less than what Google says the average HH income for Loudoun county... but I cant buy an average house in Loudoun County.... someone doesnt have their facts straight.

    @IPNPULZ I think this means after the 15 year period, if I sell, I have to offer it to the county at full market price first, but take away half of the sale price.

    After the expiration of the fifteen-year control period, but prior to the expiration of fifty years after initial sale of the unit, the owner of an affordable dwelling unit may offer the unit for sale at fair market value, provided that the difference between the actual sale price and that price allowed for under the provisions of paragraph (a)(3) hereof shall be divided equally between the seller and the County of Loudoun Housing Trust Fund.

    After the expiration of the fifteen-year control period, the County or its designee shall have a first right of refusal to acquire, at fair market value, each individual affordable dwelling unit. The current owner of each such unit shall provide the County or its designee with written notification sent, by registered or certified mail, that the unit is for sale. If the County or its designee elects to purchase such unit, the County or its designee shall so notify the owner in writing within thirty days of receipt of the written notification from the owner, and the all-cash closing shall occur within sixty days thereafter.
