So buy the lot next door, and build a detached garage there?

I would never buy a house with a HOA. I heard too many horror stories.

I've heard plenty of horror stories, but every time I hear one, if you dig just a little into it, it is 100% the homeowner's fault. HOA rules are very easy to read, and if you don't take them into account before buying, you deserve to be unhappy with them.

I would love a house and neighborhood like the ones we looked at without a HOA, however, the neighborhoods, houses, and general areas that we like the most have them. we've thought long and hard about it, and in our case, the plusses of the overall package outweigh the negatives.

I have 2 rescued pitbull mixes, I've had a pit bull in my life since I was a kid, love the breed. I've heard that a lot of hoa's don't allow pit bulls or pit bull mixes.

maybe it's a northern thing? :notsure: a big thing my wife wanted was a community with sidewalks and streetlights, where people were out and about during the day. stuff like kids riding bikes, people walking dogs, etc. every community that we went into was filled with dogs, many of which were pits and pit mixes. most of the communities have sections of apartments, usually in the back corners of the community. I think the apartments have dog size limits, but pits definitely weren't discriminated against.

Maybe its just particular hoa's. My buddy lived in a hoa community and he adopted a 10week old pit pup for his daughter. Everyone in the community played with the pup daily, kids & adults. Then as the pup grew to 8 months old and started to look more like a pit, but was still just as friendly, he got a letter from his hoa stating that there was a breed restriction against pit bulls. His daughter was crushed. So he rehomed the pit & adopted a young cocker spaniel, the cocker bit 2 kids. A lot of campgrounds have ban on pit bulls too. That's one of the reasons I'm buying the secluded cabin for weekend getaways instead of camping. Tired of being refused at cg's because of how my dogs look.

I hear you, they can suck pretty bad, and it's terrible how two faced people are with a puppy vs full grown. It does follow suit about what I was saying though. Breed restriction was likely clearly stated in the hoa rules. People just forget to, or refuse to read the rules, and hope for the best. As long as you read and understand the rules, and obviously don't have any large conflicts with them, they can certainly be tolerable, if not beneficial. i don't love or even desire a hoa, just playing devils advocate

Congrats on the new home purchase. I just received my Final Disclosure today for the cabin. Closing cost is gonna be cheaper than estimated. $3100 and I have the seller paying $2500 of that. I don't have to bring much more than the $25K I'm putting down. Ive been banking extra $$$ for the past couple months so I'll have extra cash to buy some necassaties & do some repairs so I'm happy.

They may be, but a high percentage of dog bites involve pits. Whether it is a training issue or a breed trait I cannot say.

I believe the bad rap concerning pit bulls has more to do with the ass clowns training them to fight. My neighbor was going breed and sell them, I preferred that she didn't, not so much to do with the dogs but more due to the clowns it would attract and she is not very responsible.

The only time the media covers a dog bite and/or attack is when it involves a pit bull. There's 1000's & 1000's of dog bites/attacks a year by other breeds that don't make the news so the public isn't aware of them. My vet was just bit by a Lab & a Chihuahua last month. He may have to have surgery on his hand from the Lab bite.

Are there any dog breeds that don't bite? I thought Labs were rather docile.

And my vet deals with a lot of pit bulls. He said he's never had any aggression towards him from a pit. He said it's usually the smaller dogs that gives him issues. Now when I take my 13yo pit/bulldog mix to him I have to muzzle him and it usually takes 2 or 3 of us to hold him. He just doesn't like anyone other than me or my wife messing with him.

After working in the 911 center, all the bites I remember involved pits. The media did not get a change to selectively report those.
