    being honest, there were 2 major things and some little things.... but we wanted them to produce permits for the basement (since it was finished) because my inspector said there were some things that looked pretty questionable with how it was done. And there were 2 insurance claims in the last 5 years on the house for water / interior flooding so that was a little suspect as well.

    and they werent willing to budge.

    it went on the market on Monday, we saw it Tuesday, and put an offer in yesterday.... so they might take a few days to get back with us. But we put in a strong offer.... so we'll see....


    but this new house has like 8ft garage openings so my 2 lifted trucks clear NO problem!!!

    Sounds like you made the right call. I can be flexible with some stuff, but that sort of stuff should have legit paperwork for. Any future buyer will likely ask for the same stuff as you did. I assume they couldn't produce the literature for their stuff?

    no they cannot. I called the county Assessor's Office and they told me that the basement wasnt permitted... so we asked them to get an "as built" permit but they still wouldnt comply with that....

    but to be honest, after seeing this new house, I'm glad. I like the new house WAY better

    Glad to see you did the right move. No as-built and permit wasn't issued. Never bought a house before, but I wonder if you would be forced to bring it to code if they wont help at all under purchasing it. Would an inspector make them produce some documents before sale if you requested stuff like this? I just cant imagine a home remodeling that was recently done and yet no one had permission to do it and this is the first opportunity that the public is being forced to be known of it. Its like wanting to do an existing bathroom and realizing that shit was ghetto and grandfathered in. Now since you are modifying the space, you are liable to bring it up to recent code if you choose to interfer with the original design that was appropriate for that time frame.

    My boss is re-doing his basement and had little info from the basic as-built it was constructed with. He had to tear every wall down in there to check what he had and then transcribe that to a homemade as-built that he drew up in cad to help get the permit for his plans. Difference is we do this for our jobs at work, I wonder with no info how bad that basement might really have been?

    yea that was what really worried us.... we have no idea where they cut corners.... and we want to avoid a potential money pit.

    Great looking place but who the fuck does laminate counter tops.....

    I was in Cocoa Beach a few weeks back and stopped in to check out a new development with houses starting the 350's and they had bi-fold doors I looked at the sales agent and said WTF really bi-fold doors....

    Haha I checked it out strictly cause of the laminate. My first impression was thinking late 80s that the house could of been built to have this...then saw 2003. Its all good man, just a funny decision for todays market.

    Our house (built in 2012) in Colorado had laminate.... it's all about how cheap someone / a builder is when they get the house built

    Very true, im sure that was a corner cutting move. I never did the math before but shit I pay in rent what I could have a house like that for...fuck! Atleast I know I could shoot for a $300k pad down the road.

    it also had cheap builder grade carpet everywhere.... so in that house we took off the laminate, installed granite.... ripped out all the carpet downstairs and did hardwoods, and then ripped all the carpet upstairs and put memory foam padding and the "lifeproof" carpet in and it was like walking on a cloud haha

    so we're not afraid to remodel or upgrade a house... it just has to have the right bones / garage / land
