I think 5" is good for a spare CV, tow straps, and spare D-rings. And Maybe some tools

 

that sucks! it's only an hour to Reston, 1 hour 15 min to The Fort, and an hour and a half to DC..... it's SO worth it to only pay $350k for a 4000+ sq ft single family home....

look what you get in northern VA for that price.... a 1800 - 2200 sq ft townhouse that needs updating. MAYBE a 1 car garage.... it's totally worth the drive for me.

yea it's really irritating... but I've looked at other people's AAL and theirs look slightly different where it mounts up.... I dont know.... I'll rip everything apart and go from there.

meh. half of the drive is 2 lane twisty country roads.... with mountain views.... way better than staring at a concrete jungle for an hour each day every way like I currently do.

We just started doing hers ratings for Dan ryab. One of our guys might have done the pre-drywall inspection there depending on when it was built.

That new place looks sweet. Im not a fan of the separate garage doors but love that porch. I only saw the one pic as it yelled at me for not having the app on my phone.

cliffs notes:
so we submitted the offer on the Colonel Miles address, they had another offer, but ours was better.... the sellers countered our offer by a difference of essentially $6k, we countered back at a $3k difference... they said fuck you. take it or leave it.

so I can pay $347k for this house, but I have to immediately buy a washer / dryer and a riding lawn mower... it's a larger house (by about 1500 sq ft) than the new build, and it's on .75 acre in a great established neighborhood.

the new build, we can pay $350k for, but as I mentioned it's smaller, in a newer neighborhood, on a much smaller lot (think normal suburban neighborhood size)

which would YOU guys go with if the decision were yours to make and why???

Hers is "home energy rating system" essentially mpg for your home. We look at sir sealing, insulation quality, air infiltration, duct leakage, energy modeling, etc.

If it were me I would go with that single story home for 100k cheaper....
