Beautiful place man. You shouldn't have any problem selling, the market is very good for sellers right now. We put ours up on May 5, had an offer that evening. After lots of showings and an open house on that Sunday, we had 6 offers and chose the best offer. We close on June 19. Selling is stressful.

Not slowing down yet... We decided that since we are also majorly down-sizing that we aren't doing a traditional move, but rather taking loads over slowly (from either storage or the old house) and making sure everything fits as expected. Most of the stuff at the old house now will be sold off in an "estate" sale once we have moved what fits in the new house. So that means instead of a few painful days, we get multiple (slightly less) painful weeks.

As for a meet-up at the new place... I think we need to start planning that... There is actually a "road" on the back side of the property that looks like if we cut away some brush might be trail-like... Might need to explore that... And/or some brews around the fire-pit. Probably a few weeks away from that, but could be fun.

But I really need to sell the house in Purcellville, so I can afford to get my new garage built at the new place. Gonna go with 30' long by 24' wide. That ought to make for a great mod-day place...

that's how I prefer to move.... a little bit at a time.

we are scheduled to close on August 15th, we're paying rent all the way through the 1st of September because it's going to take us 2 weeks to move since we do a little bit at a time

Hard to do with little ones too. Better to do it that way than to have to do everything in a day.

In the past, I have just hired a couple soldiers in my unit and payed them $100 each to load / unload a Uhaul for me since I have a broken neck and I would hurt for days if I lifted all that heavy shit all day...

I will probably extend the offer to some TacomaWorld people for this next move. haha
