The hydronic tubing still makes it butt puckering even when you know it should be OK for depth lol

 

As a new homeowner....I have a couple questions maybe you guys can help me with.
My middle bathrooms toilet. The handle broke off (plastic) and the fart fan quit.
The main bedroom...the toilet leaks around the wax seal when flushed, but it only does it when youre sitting on the toilet.
House was built in 98. Why are my bathrooms falling apart?

 

the house is almost 20 years old. Things are bound to fail after time. Luckily those are all easy fixes that can be done by you fairly cheaply. All can be purchased at home improvement stores and if you are unfarmilliar with how to fix any of the above you can find how to videos on YouTube.

Toilets are like tires. They take alot of shit but people expect them to last forever
You can get a chrome brass universal trip lever at most box stores and pull and reset toilet along with some new 5/16" bolts. Get some rubber shims . You should take a good look at flange when you have toilet off to check for cracks.
Edit:trip lever threads are left hand thread.

 

I feel your pain as in "been there, done that" But like someone said, it's almost 20yo and the contractor undoubtably used the cheapest parts he/she could find. Fix with quality

 

I've liked the Vortex toilet. It's made in Mexico but is real good for the price. 3 " flush valve. Good flushing toilet scores a 1000 on map-testing.com

 

I also just learned that lesson, although I expected it. I've owned my house less than a year (10 years old now) and it seems like something pops up every couple months. Luckily enough house issues are usually relatively pretty simple and cheap to fix. You just have to be sure to keep an eye out for problems while they are small.

 

7 years for me this weekend. Guess I need to go pick up some books from lowes.

I guess I'm not much of a handyman. I neglected to think that far forward when I became a homeowner.

find you a nice thick rubber membrane to put down beforehand. general landscape fabric sucks and we constantly have weeds growing through our gravel (fortunately fairly easy to pull though).

 

Buy some pre-emergent and put it down and water it in. It'll help control weeds.

 

Use road building filter fabric

 

Use a good thick fabric ,even double it up, that will allow water to seep through. Don't use rubber. You can always spray it down a few times a year with weed killer/ preventer.

 

We used to just dump a few bags of rock salt on roots in ditch.

also rock salt around trees seems to make them go brown quick

 

Just leave it , its probably holding your house up
