    It's faster, easier, and zero buildup on seams and corners, so tiling is easier. I still live schluter for the trim and floors wedi is killing them for the actual shower area

    I'm using OZCO post to beam ties for my pergola crossmembers. Anyone have any experience with those? They are much easier than notching beams for me, and seem to be plenty strong for a no-added-load pergola.

    One of the units I manage has a water treatment plant. The water comes in from a 2 mile run of 2" HDPE pipe and 560 vertical feet of elevation drop. At our first gauge it's around 320psi. To help relieve stress on one individual PRV, we use two in series to bring the pressure down to 70psi. Granted, these are 2" PRV's, so not something you're going to find in a Lowe's or Home Depot parts bin.

    We almost always use a mortar dry pack with Kerdi because the showers are always weird sizes

    Do you back the Wedi board or apply directly over studs ?

    Not sure I would do 1/2" Kerdiboard over studs again , would probably sheet with ply first then apply the board or just do drywall and Kerdi

    Is the 1/2" Wedi as flexible as 1/2" Kerdi board ?

    It's stiffer. And both of those were cut to fit from preformed pan, I'll still do drypack if I have to but wasn't needed here.

    If you do drypack do you uss Kerdi over the pan and then Wedi for the walls ?

    Last drypack I did I was still using Kerdi. Have had to try it with wedi yet.

    I will look into it before this one fails. It's been replaced many times now. The city doesn't seem to GAF. I don't like the way they ran it myself. It turns right then goes down. Somewhere between there and the house it splits to the sprinkler system. I got tired of gushers so I put another reducer where the sprinklers start. It's a 1" PVC by the chimney. I also added ball valves at each of the three sprinkler valve locations so I can isolate an area without shutting everything off.

    Changing it would be a PITA since I would have to do a lot of excavating to see what the hell they did. See the height difference between the meter and where it enters about half way on the side of the garage.

    This a view of the street. Talking to the Dept of Water guy it pumps it all the way to the top of the hill 1000 feet? to the water tank. they are supposed to rezone the lower houses at some point. Years ago the upper houses complained about not having enough water pressure so they just cranked it up with no concern about the lower houses.

    Market in my area is at a high right now and I was thinking about using this opportunity to sell. However that would mean I would be buying at the top, but I would rather build, but not sure what my budget could get me.

    Any advice? I've heard if you become your own general contractor can save you money, and of course doing some of the work too. Any other advice from some of you?

    Experience with being a general contractor, no. That's just some advice I received from co workers, not sure if it's true on saving money. They explained it as I would become in charge of the overall project, meaning organizing all of the contracts and ensuring project health?
    I would not quit my current job. I'm the source of income in my household.

    It will cost you more in the long run, aswell as the stress increase. Being a bad gc is easy, being a goo d one isn't

    Really appreciate the info guys!
    So what is the process of building a house like? How much house can I get if I built vs. buying existing? Land is fairly decent in some areas. Some plots are already linked up to city water and sewage. I know this differs per your area, but I figured I'd ask the pros in this thread.
