    Paint is behr premium plus ultra. The wall color is barnwood gray. The molding and wainscoting is just plain old white.

    Net zero houses are usually still on the grid but utilize some type of net metering for the energy they produce to push any excess back onto the grid

    Our code is already stepping up with respect to insulation values , air tightness and next revision requires a minimum efficiency with a mandatory blower door test

    When they say pre-wired for an electric vehicle do they just mean a regular 220 line and outlet to the garage? I have no need for 220 in the garage at this point, but I am going to run one anyway before finishing my basement for exactly the reason OZ mentioned.

    Our insulation values are way up already, air exchange will be soon, I'm still Leary of s new homes offgassing and minimal air exchange.



    Think I have the trailer layout figured out. And spent some time on this Spanish cedar bench my june side project.

    We have a requirement for an HRV / ERV and make up air beyond a certain size house and calculated CFM rating of the combined exhaust fans / range hoods

    Some stuff. Not a lot, just some.
    I've done several of these. The homeowner is responsible for everything from the weatherhead down in my area (PA) as it may be different other places. That includes the wiring. You may have to replace the wire, meter box, and entrance cable if you are upgrading service to 200 amp. And you will likely need an inspection before the electric company hooks you back up.

    Nah. my contractor's been really good and upfront with everything with us, he told us to call him after the inspector came through and was all WTF after he heard it failed and said he'd call them and figure it out.

    I installed the Elite 8500 from lift master as I was tired of chains and belts and have nothing but great results so far....This thing is super quiet It mounts on the wall either to the left or right of the door and is shaft driven.
