Oh before I forget with fly fishing trip later today, Rent your house don't sell it. I know numerous people who have funded long breaks from work simply from money they made renting (most of them not in Colorado). There are many places that will handle everything for you for a small monthly cut in the rent monies.

I have given some thought to this. Unfortunately it's the sale of the house that will allow me to do this. Unless I can rent it for more that I pay for it.

 

Yep, just wanted to toss it out there and I know you research things well so (Other than Factor55 stuff which is the coolest), just wanted to make sure you thought about it.

My Sister knows a couple that have been traveling Asia for 5+ years now on the $500/ month they get renting their Chicago condo. They actually saved money as well but found $500 is more than enough to travel Asia if you stay away from International Hotel Chains.

I really don't think that would be a problem in this town, unless you have little to no equity in or are upside down on it. As someone who has been up and down the rental market over the last month... shit's ridiculous. Most of what I saw for a full house was $1600-$2200 a month. There are a few (ha) management companies in town, so pick one and give them a call, they can probably broad-stroke their cut / etc. for you and give you an idea of what you'd get out of it. That said, it's a seller's market right now. Value might keep going up, or it might get a reality check it desperately needs. It's not a bad time to sell, but you never really know when the best time to sell is. My former next door neighbor kept their house and rented it out when they bought next to us. On the other hand, my former roommate's parents sold their place in Boulder when moving to CA for a while, house sold one time since then for twice what they sold it for, and I think it's doubled again since then. So if you do sell, never go back and look at how much more it's worth at a later date.

shit, $1600.00 a month would cover the house and my expenses nicely. I might think about this more.
