Very nice. I'm counting the days for my student loans. I think I've got about 3 years left.

Yeah. I'll feel the same about my student loans, I'm sure. About the time I pay them off my student loans, maybe it'll be time for me to stop renting and buy a place.

That'd be like jumping out of one hole and into another. Idk I've always thought buying was worth it I'd rather pay for something and have it than renting. There's nothing wrong with renting I just thought with my VA loan I got a house payment that was what people were paying to rent something comperable so why not.

Yeah. When I look at home prices and what the mortgage would be it's basically the same as renting assuming that I have 20%+ for a down payment. The problem has always been the down payment. My drive to impulse buy overpowers my drive to save. I have some savings, and it trends upward. It's just a really slow progression. :anonymous:

Wheel shine ruins plastidip. I had sprayed the wheel with tire shine before dipping them and anywhere the tire shine touched the rim the plastidip wouldn't stick. Goo gone is kinda like that but seems to melt the dip somehow

I had them plastidipped but they started peeling so I de-dipped, cleaned, scuffed, primered, and painted the wheels. Used a VHT wheel paint for first two paint layers, then duplicolor color match paint for the next couple. We well see how they last

Not to give you financial advice, but a conventional loan only requires 5% down and a FHA only requires 3.5%(granted that is still a pretty big chunk o change, but it is doable)...although I would never do a FHA because the mortgage insurance is for the life of the loan.

I don't know about the current rules but after you had a certain amount of equity in the house you used to be able to drop the insurance.

That still applies on conventional loans when you hit the 80/20 LTV(technically 78%) They changed the rules on FHA shortly after I bought my house in 2013. Effective June 3, 2013, if you are borrowimg more than 90% LTV, you pay PMI for the loan term, if you borrow 0-90% LTV, you pay PMI for 11 years.

I paid PMI on my conventional loan for less than 3 years before I was able to order an appraisal and get it dropped due to appreciation/equity gained on my home.

You can thank the lenders that wrote bad loans to people who had no business taking them during and prior to the Great Recession for the requirements that exist now regarding PMI.
