    Well I feel like I'm just wasting life away now haha. I'm hoping to buy in the next 5 years.... might have to go out of state though

    Don't be too impressed. Parents bought a rental property when the market was low. I took care of it for the renters. I then got married and they moved out so I took over the house payment. I'm paying back the down payment but it's essentially at 0%. It's a rare case and I got lucky. Right now it's crazy how much a down payment is in this market.

    Why do that ? Just pony up a good down payment you'll never see again on a low low price of a half million starter home (if you can find) and enjoy a monthly mortgage of almost double of what you could rent the place out for. Unless you do some risky sub-prime bs in which case, it will be a temporary "lose ur ass" later endeavor. The ok homes I would even consider are reaching 800k mark. Do the math ...taxes alone 8g a year.

    Ya the whole 800k is getting nuts. Might as well move back to Hawaii where the average home cost is 850k haha. I love California but I'm ready to possibly leave

    I know a lot in your situation, and really that is the only way. That and new money coming over from China, Japan etc...

    My best friends parents own close to 10 rentals ... he will inherit the main house for sure, it's about a million right now. It's paid for, but I know this guy will have problems even paying the taxes, let alone the upkeep. He spends money like an idiot, surrounded by fake friends who will be gone when the money dries up. I actually feel sorry for him in a way, and have tried to warn him. I think his parents like me because I don't sponge and actually come to visit, not having to go somewhere all the time.

    I'm lucky that I have no debt (besides 5 years of payments left on my truck) but no college debts. I've got a good paying job for being a year out of college. I'll likely be able to make six figures within 2 years. Just gotta keep the truck purchases to a minimum haha. I do have a nice savings account which I'm going to transfer over to the investment manager my dad uses to start a more aggressive investment strategy to grow my account so I can buy in the next 5 years.
    Haha that is definitely not out! I was going to apply before but never did. I'm going to look in to it some more. Send all you fuckers pictures of my new fun toys :D

    Indeed ! The next crash would be perfect time to jump in ... not Cali of course (it won't lose much ..good areas in 08 hardly farted) but Oregon, Wash, Idaho, Montana, Nevada, AZ etc will be prime deals. Even if you just want some rentals to afford Cali, but I'd get an agency to handle renters. People suck...seen 'em squat long time, the laws in their favor. So you'd need extra funds for that and maintenance.

    This is why I don't want to move out haha. Renting is just such a waste of money, especially in California when rents are more than a fucking mortgage.
