@OZ-T I was mistaken, the plywood was attached using nails. After removing the plywood for the foam, I ended up having the cut/grind all the nails off. Looks like only the thresholds have screws.

Ok, well i was crawling in the crawl space, sweating my ass off with a tyvek body suit, respirator, and tool belt, with my cell phone, a S6 Edge, in a tool belt pocket. I pulled my phone out once i got to next to the fireplace, and saw that the screen was shattered. There was a screw in the pocket with the phone that my weight pressed into the glass, busting through the screen protector and the glass. :annoyed::annoyed::annoyed::annoyed::annoyed::annoyed::annoyed:

I was too pissed to take more pics of under the floor, being in full "FUCK IT" mode. Went back up top, got our my oscillating tool, and started making holes. Made a hole in the next cavity, fished the lines up, then made a 90° hole through the stud. DONE!

    2017-07-12 13.22.47.jpg

Hooked up the other end of the ethernet port in the dining room, waiting for the joint compound to dry so i can touch up the paint. I used a low voltage 2 gang bracket in front of the existing metal 1 gang box.

    2017-07-12 18.14.46.jpg

I got some scrap drywall, cut it to shape, two drywall screws to secure it and joint compound to cover. Some sanding and one more coat of compound, then ill paint over it. Landlord will have no complaints. Old 42" TV comes down next, new 65" goes up just in time for Game of Thrones on Sunday. Now i need a new phone.

been diagnosing the A/C issues. House couldn't get below 78. At first I thought "ok...its over 100 outside, no biggie."

Then, when its 70 at night, and the house can't get below 75? There's an issue.

Step 1) New filters. Old ones weren't too tired, but never hurts. No change

Step 2) Clean the outside unit. Got a good amount of dust off, but no change. I wasn't counting on it, everything is fairly new and not too dirty.

Step 3) Check Evaporator. All is clean

Step 4) Turned off unit for 12+ hours. Came home to an 81 degree house. Got to 78 and no lower.

Step 5) Turned off system, turned on fan. About 5 hours later I kicked it on. House was 80, it got down to 74 in 2 hours.

Step 6) Turned back off. Checked evaporator after a few hours, still VERY wet.

So, it's looking like the evaporators are freezing up. The system shows no signs of leaks (at least in spots I'm able to check), so my thought it the refrigerant was low at install.

Lucky for me, the home is brand new. Now I just have to badger the builder to get their asses out here and fix it. They take their time (its been almost 2 months to finally get an appt time to get the fridge lines put in...they forgot to install a water line for the ice/water dispenser), so I wanted to see if it was a simple fix before calling them and getting the run around.

Its either low on gas or there could be a fan issue going out on overload possible...

true it could be the fan, but that seems to have been performing well on both systems. We have one for upstairs and one for downstairs, and both are showing the same signs. That makes me think it was more of a human error (like low refrigerant) as opposed to both having the same mechanical failure simultaneously.

Got the metal up yesterday, few things left to finish it up, but a huge improvement from what was there!

I had a similar issue on a Trane that was less than a year old. Turned out to be the expansion valve and repaired under warranty.

I had a similar issue at my "new" house. No sign of leaks, but just not doing the job. Service guy said it took a pound of refrigerant. I asked, well where the fuck is it going? He said every single service valve cap was barely finger tight, so whoever touched it last had not put a wrench on them.

A pound is not that low valve caps don't seal in refrigerant all they do is cover the valve stems which seal the system

I was just talking to my brother, who works in the A/C business. My father did for a long time as well, owned his own company (it's the only reason I know the basics). My brother did tons of work on track homes. He said that usually, with building tracks, they slap everything in and just turn it on because the compressors come "prefilled." The oversight is that the compressor is prefilled, but that's not enough refrigerant for all the lines to the attic etc. He often times had to put up to a pound into the system to fill it adequately on a brand new home. Now, that's not crazy low, but its enough to make an evaporator freeze up.

I'm thinking that's likely my issue, I'm in a track of 6 new homes.

When we built our current town house the dumbass AC contractor put a unit in a 2 ton unit when we need a 3 ton unit his excuse was the unit was marked wrong from the factory but there is a difference between 24 and 30 on the model number data plate. which i took a picture of and showed him he walked away...

I think most new compressors come pre-filled these days alone with a set of instructions on how much to add or remove depending on the length of the installed line set. Wonder how many installers take the time to actually follow the manufacture guidance?
