    I thought you already had the springs. You might want to give Wheelers Offroad a call. They are always super helpful and KNOW what they are talking about.

    Unless your a Dr or lawyer, you won't be able to afford anything in the nice parts of OC.

    Well lets steer clear of the annual takehome conversation . There are plenty of homes ive found in my price range. Been looking from lake forest, mission viejo, laguna hills etc. Just wanted to know how you like it, traffic patterns, areas to steer clear of etc. Been working in LA for 11 years and im finally over it.

    Main reason were looking to split is traffic and city congestion. How bad does the 5 get? From what youve seen is there a good amount of commercial industry expanding? (Im in commercial construction, this is important lol) LA is booming construction wise, plenty of work here to support the industry for another 10 years, but i might kill myself beforehand lol. And areas wise, just wondering what areas seem to be expanding (obviously buying a home in a new area i would like to have a profitable investment in 10 years).

    I would look into Aliso Viejo and San Clemente also. Closer to the beach is better weather wise. Traffic blows at all times and you will have your fair share of soccer moms. Also look at HOA policies. They can be real motherfuckers. I personally wouldn't live anywhere with an HOA but they can be useful. My friends who live in places with HOA's hate them. No working on Vehicles. Overnight parking restrictions. Look at Dana Point also. If you want send me links on places you are interested in. I know the area pretty well.

    Ill collect a potential list and pm you. Not looking to buy until next year really but the areas will probably stay consistent. The 5 i know can suck, but ive been commuting the 405, 101, 10 and the 5. 10 miles has taken me 2hrs. It cant be worse. Been trying to avoid HOA tracs and mello roos areas but seems that most homes are one or the other. Im ok with HOA if thats the demon inhave to face to get out of this area. Ill look into aliso as well. Attempting to stay within a 30min/30miles drive of anaheim/irvine area so we are flexible to an extent.

    I commute from Yorba Linda to Monterey park for work. I leave around 6ish to be there at 7. But that's not even to LA. You're looking at probably an extra 30 minutes to LA from me. So hour plus at the very minimum traffic wise in the morning

    Fuck condos. No way in hell will i share a wall. Other issue seems to be a 2 car garage minimum and extra storage. Ideally some rv storage, but beggars cant be choosers.
