    Emissions is only required in counties in/around Denver (Denver, Douglas, Arapahoe, Adams, etc).
    El Paso county (Colorado Springs) does not have emissions.

    Thornton isn't a far drive from Louisville or Broomfield. Can be a bit more of a trek from Boulder due to traffic. I work in Broomfield.

    Boulder is going to be more expensive, Broomfield isn't too bad yet, Thornton depending where you live can be good or bad.

    OP can you give us a little more about your Animal expertise? How are you with Horses? What is the budget for renting or home purchase you have in mind. We can help but we need details. A couple quick hits for you....

    -If you like Skiing/snowboarding, offroading at all, or any adventure seeking off the paved road here you should sell the prerunner in Hawaii for sure. The trails out here can scale up quite quickly and even on something like loveland pass in the winter, you will end up wishing you had 4x4.
    -Colorado springs is no longer a secret, its anticipated to have the highest rental rates in the country in 2018.
    -If you are buying a home, areas like Loveland, FT Collins south, Colorado Springs, Aurora, Southern and Eastern Parker, and parts of Castle Rock are all on the I-25 Corridor and on the front range with quick access to most things and still have lower home prices. This is where I would invest if purchasing, and we did in Parker due to lower home rates and a slower pace of life.
    -We love Parker and encourage you to check it out. Many horse ranches and veterinary facilities. Slight more relaxed but sales tax is too damn high. Great police force and communities if you have a family.
    -Aurora is still considered up and coming from a realestate investment standpoint. This is one of the last places that investors are still active to large degree, tough to buy a home but great value. Looking at the numbers it is one of the last very affordable living situations.     -Some of the best schools are in Aurora and Cherry Creek area, however some of the worst are ALSO there.
    -Boulder is cool, sure, I get it, but unless you are renting a shack on the outskirts its damn expensive, like real crazy expensive.
    -If you want more rugged mountain living and are OK with tighter employment options I would consider Durango, Telluride outskirts, or get up in a mountain shack around silverthorne, Idaho Springs, or Georgetown. Employment will likely be seasonal but access to everything mountain living is insane.
    -I still believe one of the wisest moves for purchasing a home is in Idaho Springs, sit on it for 5 years, and make a buttload of cash.

    Be prepared for above average rental rates, but relatively affordable property tax. Ignore 'Native' speech, clean up EVERYTHING you bring in the mountains, nobody likes dirty trails or campsites, and be prepared to have a freaking blast.

    Yes the recruiter and my new manager said they live in Broomfield and work at the Thorton clinic. I'll be living in Broomfield, since they asked if I could start as soon as I can.
    Yes, I'm staying in Broomfield for the time being, I enjoyed that area as far as a place to live. It's not that expensive. Hey, why is property in Grand Junction more affordable is it far from boulder and Denver?

    GJ is on the Western Slope, a 4 hour drive from Broomfield.

    What job are you doing? That is one nice thing, unemployment here is pretty low.

    "Not that expensive" is relative, since when I purchased my house I got it for $212,000 back in 2012 and I now have over $100,000 in equity since it's increased in value so much due to the real estate going nuts here the last several years.

    Yes, GJ (Grand Junction) is on the complete other side of the state. It's about 15 miles from Utah.

    I work in the medical field, so the work is demanding and steady. Cost of living in Colorado and most of the states is cheaper than Hawaii. It was only finding a good company to work for and getting a decent job offer. I'll ship my 4x4 Tacoma and hopefully will be able to get more advice and input for camping hiking fishing hunting snowboarding skiing.

    Yeah tons of work in the medical field, we are building hospitals and clinics like crazy. I have several nurse friends who are constantly being approached to switch companies and being offered insane signing bonuses.

    For camping, there are quite a lot of dispersed sites just off of forest roads and such.

    If you want a nice hike, head up to RMNP and make a hike to Dream Lake so you get there for sunrise. Not too far and not too bad of a hike for a flat lander :p Altitude affects different people differently so be aware of altitude sickness symptoms.

    Guys or my new Colorado brothers and sisters. Please recommend a good shop to service or do mods on my Tacoma. Somewhere close to Broomfield or that does good work/service. Might have to redo my lift when I get up there and also I have GY Duratracs All Terrains, I understand during the winter some ppl have to switch tires. Any recommendations on that?
