    Due to your area/kind of weather, probably more sturdy than a normal fence. If storms roll through the least you should lose individual slats vs the whole thing.

    I thought the same thing, plus I used screws and not nails like the premade panels.

    We are installing a nice high quality above ground pool (the only above so far in the neighborhood) and the architectural committee was real hesitant to give me approval over the last month and a half that I have been asking. The HOA bylaws state that the "pool service equipment must be kept and stored from view by a privacy fence". They do not want all the other neighbors to see it and think that it is fair game to put up just any above ground pool, so I had to block the view from the street before the install. They almost didn't approve it at all because it was an above ground, but the bylaws states that they ARE allowed. I might have hinted my mother-in-law worked for a local attorney and he would gladly send them a friendly letter on my behalf if they denied my application :evil:

    Ours is a griddle center and it has a great heat output.
    Others (you) may have the center 'warming burner'

    Mine all seem fine, I did have a problem with the large burner on the front right a couple years ago. It would only light a little more than half the burner, turned out that the black surface burner cap was the wrong one. Ended up buying the proper one and has been all good ever since.

    I've wondered that, is there something on the stove I could slightly bore out to increase gas flow? My steaks are not getting that good char I want.

    Are you cooking on a smooth griddle, ridged griddle, or just grill? Have you considered using fat/oil to aid in your charring/searing?

    not sure what concrete is up there ,but when I did my deck footings it was about $115/yd. ~$10k just for the concrete.

    Oz, i'll take a guess and say that the driveway was about a $35k job?

    Here's my trick. I use a large cast iron pan for my steaks, well seasoned. My steaks, usually ribeyes, i buy 4 to 5 days before i plan to cook. I season them with kosher salt and pepper. I let them age in the fridge on top of a baking rack. Before i cook them i mix equal parts butter and avocado oil, which i brush on. Then i throw them on the cast iron, when the iron has reached maximum temp, and already started smoking. Each side about 2-3 min, then in the broiler for another 3 min.

    The issue is im on a dinky residential stove, i just need more power. Using avacado oil helps a lot, with a close to 500º smoke point.
