    Sounds like a good point, I was just planing on buying some land after I got my fourwheeler paid off and slowly find out what I wanted in a house

    Renting just doesn't make sense to me. You're going to pay $1000 a month plus utilities. You live there for a year and decide to move. You just spent $12,000 and get nothing in return.

    I'm paying $917 a month plus electricity (no water, because well water :thumbsup: ). I could live there for 12 months pay $11000, sell it and get probably 230-250k.

    Plus the house is what I want. Not what someone else liked. I wish I had built when I was 19

    I'm renting because I don't plan on staying here but I'm renting from my friend so I help him pay his mortgage and it's the cheapest place I've lived in.

    But let's beat the dead horse more. IMO too young to get a house, I'm 100% different than I was 4 years ago, so many things have happened for the good and bad. I'd just live life for now and don't grow up too fast, adulting can be fun but also suck at the same time. So slow it on down!

    What you've got going is that you're in a tourist area, so the land and property values are through the roof. Because of that, and because you basically built your house yourself, you were about to build your own and could likely sell it and still come out ahead. Anyone in a normal area doesn't have this advantage simply because the cost of building is much higher than the cost of the final product and because land/property values are average for every part of GA, besides downtown Atlanta, Savannah, and North GA.

    Renting long-term is dumb because you are essentially throwing money down a well, but short-term renting has its benefits, although not all of them are monetary. However, there are monetary benefits, they're just harder to calculate because it's trying to calculate money you aren't spending. Who knows what repairs lie ahead and what you'll have to pay in taxes and insurance? Not to mention closing costs, a down payment, and interest. For these reasons, short-term renting usually puts you ahead money-wise.

    Example: The wife and I rented our home for $800/month for 1 year ($9,600/yr). It's on 8 acres, so the property taxes are around $1000/yr. Insurance is about $500/yr. In that 1st year, our AC went out ($4000). We had a refrigerator replaced ($2000). New sink replaced ($300). Gutters repaired ($500).

    We spent $9600 in rent. Our would-be expenses in year one were $8300. Now, this doesn't even include the cost of the monthly mortgage, which would be an additional $500-$1000 per month (I'll be conservative and say $500 per month x 12 = $6000/yr). With the $6000/yr mortgage + $8300 in expenses, as a home-owner, I have a total of $14,300 sunk into the home the first year. After that year, you have 3.3% of that house paid off if you have a 30-yr loan, thus after one year, it isn't financially logical to own that home.

    Your argument begins to pick up steam after you own the home longer because you own more of that home as the years go on. However, if you don't know if you're going to stay there for a long period of time, it's just not worth it to own the home.

    Yes. The worst part about telling people to slow things down and don't make any long-term decisions at a young age are that they think they're at their peak maturity level at 19, when they can't even grow a full mustache yet. If I saw 19 year-old me at a bar, I'd be making fun of him. This is the same reason I tell kids not to get married, have kids, buy a home, etc. until they're like 27+. Your early 20's are for figuring shit out, not settling down. What's sad is a lot of these kids settle down and realize 5 years down the road they're stuck for life. You can't return that kid and house because you want to move to Cabo and become a lobster diver for a summer.
