    I just looked at an old house Monday for a designer / potential clients where the home inspector said the foundation was in good shape during the report prior to them purchasing the house , 15' into the 4' high crawl , the structural engineer and I discovered that the 6" x 4' high foundation wall had no footing , was leaning out of plumb an inch at the top and was broken at mid span along the horizontal axis for about 20' and the crack was open about 3/4" and where that crack ended , the wall was broken right in half vertically for its entire height and the 2 sections were offset by 1/2"

    The house literally should be bulldozed but its legal non conforming in its setback to the ocean so they want to fix it up but it is totalled

    Yep zero recourse against home inspectors and the people that inspect construction sites.

    So it's closer to the water than they can build new?

    Damn. Flooding not an issue I'm guessing. All waterfront here is built with no electrical/mechanical ect below a certain height

    The house is from the 20's , it has a concrete sea wall under the deck framing lol

    The highest tides get up to the top of the wall

    Busy day building some stuff for the deck I'm working on, 2inch thick fir for the pavilion and ipe to wrap some posts. Cutting the fir made the shop smell like a Xmas tree farm.
